Towers up to 40 stories, near the metro: The National Committee for the Planning and Construction of Preferred Housing Complexes (and TML) has decided to entrust the plan promoted by the Israel Land Authority for the establishment of a new district that will be the new northern gateway to the Tel Aviv metropolis. The plan is for a total area of approx. -1,700 dunams, and is located between Derech Namir in the west, Route 5 in the north, Ilon routes in the east and the Ramat Aviv C neighborhood in the south.
The plan includes approximately 18,500 new housing units that will be built in residential buildings of 7-40 floors. Of the total housing units, 5,550 will be allocated to apartments small, about 1,000 apartments in sheltered housing and about 450 housing units will be allocated for permanent rent. In addition, and according to the UTMAL law, about 2,500 units for rent and 2,500 housing units for rent at a reduced price.
In addition to the housing units, the plan includes the establishment of a business center close to national roads - Ayalon, Highway 2 and Highway 5, about 175 dunams for institutions and public buildings, about 11 dunams for sports and recreation areas and about 450 dunams of open areas.

The core of the plan is an integrated transportation center that will include two stations of the M1 and M3 metro lines, a metropolitan bus terminal, and a heavy rail station that will be joined in the future by the "bullet train" line from Haifa to Be'er Sheva.
These will soon turn the plan into the new northern gate of Gush Dan.
The neighborhood was planned already in the first stages, with an emphasis on pleasant streets for walking, a complete network of bike paths and a public transportation network.
The public gardens, public institutions, commercial streets and employment complexes will be accessible to all residents within walking distance or a short ride, and will allow for the development of a more sustainable and healthy lifestyle.

The program preserves wild natural areas that characterize the area.
The area of the program includes several important natural sites, among them the winter pools of Nahal Ahia, the Afka caves, the Kurkar ridge, which includes unique species, and the flood plain where thousands of daffodils bloom every winter in an impressive show.
In addition, three new urban nature parks will be established in the district, totaling more than 300 dunams: Gilolit Eco-Park, which includes Nahal Ahia and Afka Caves, the Kurkar Ridge Park, and the Narcissus Park.
A significant part of the program is located in the floodplain of Nahal Ahia, which is flooded every year by the rainstorms of the height of winter, which the municipal drainage systems cannot withstand alone.
The solution promoted in the program is a "nature-based" solution, in which tens of thousands of cubic meters of rainwater will flow in a storm into the open areas, accumulate in them, turn them into temporary lakes, and fill the winter pools that are an important element in the ecology of the coastal plain.
Added to this solution is a new containment site in the Green Village area promoted by the national council, and a series of complementary solutions for managing runoff water promoted by the Israel Lands Authority and the Planning Administration to prevent the risk of floods in the northern Gush Dan.
