Tel Aviv is no longer Israel's rental city: this is according to a report by the Central Bureau of Statistics published today (Tuesday) that presents data on apartments in Israel segmented by ownership and rent between 2013-2023.



According to the report, the new city "Harish" is in first place in Israel in terms of the rate of apartments for rent in its area, with 50.5% of the apartments in this city being rented.

Tel Aviv-Yafo, which topped this index for many decades, is now in second place with 47.8% rented apartments, and Givataim third with 41.2%.

We would like to emphasize that in terms of the nominal number of apartments for rent, Tel Aviv is still in first place, with more than 100,000 rented apartments.



In terms of apartment ownership, the highest percentage of owned apartments is in the Judea and Samaria region (79.7%), in the Northern District (77.7%) and the lowest - in the Tel Aviv District (60.6%).

Accordingly, the highest percentage of rental apartments broken down by districts is found in the Tel Aviv District (38.9%), compared to 22.3% in the Judea and Samaria region and 20.1% in the Northern District.



Furthermore, the report shows that as of July 2023 there were about 2.9 million apartments in total in Israel, of which 2.05 million are owned apartments, which are 70.8% of all apartments, about 829 thousand apartments for rent (28.6% of the apartments) and about 17.5 thousand apartments in private sheltered housing .

The dream of owning an apartment is moving away

An interesting figure from the CBS report shows that between 2022 and 2023 alone there was an increase of about 3.3% in the number of rented apartments.



Also, it seems that the plight of young people in purchasing an owned apartment has also increased over the years, when in 2013 about 52% of the apartments in which the owners are between the ages of 18-34 are rented apartments, compared to 58.4% in 2023.


The report also shows that the higher the age group, the share of those who own apartments increases, and the share of those who own apartments for rent decreases.



To this is added the following figure: in the last decade ( 2013-2023) The average annual growth rate of the number of apartments for rent was 3.4%, higher than the average annual growth rate of all apartments - 1.9%.



The report also indicates that in 2022 the percentage of apartments for rent in Israel was 28.1%, lower than the countries of the European Union, in which The average percentage of households living in rentals was about 30.9%.
