The report of the chief economist at the Treasury published yesterday (March 12) shows that the total number of transactions in second-hand apartments in January was 4,337 apartments - a decrease of 5% compared to January 2023. This, when the market for new apartments registered a sharp increase of 46% compared to January last year.



According to these data, it is likely that significant sales promotions by the contractors, which began in 2023 and continued last January, focusing on favorable financing conditions for buyers, contributed to the considerable recovery in this market segment.

In addition, it can be assumed that the buyers' preference for apartments with MMD contributed on the one hand to the increase in the purchase of new apartments and on the other hand to the continued shuffling in the sale of second-hand apartments. In a



geographical segmentation it was found that in half of the ten real estate taxation areas there was an increase in these transactions compared to January of last year, although at relatively moderate rates , with the exception of the Rehovot area, which recorded an increase of 10%, this after particularly sharp decreases in the previous months. On the other hand, the Tel Aviv area stands out with a sharp decrease of 29% and the Bash area with a 15% decrease. In this context, we recall that in the sales of contractors in the free market area BS actually led the sales, with an increase of 51% compared to January last year.

And what about the investors?

When segmenting new apartments near Shania, it was found that about half of the investors' purchases were of new apartments.

The highest frequency of new apartments among the total purchases by investors was recorded in the Jerusalem area, where these accounted for about 60% of the total apartments purchased by investors in this area.



On the other hand, in the Haifa area only about 30% of the apartments purchased by investors were new apartments.

The area of ​​Bashkortostan, which until the outbreak of the war was also characterized by a relatively low rate of new apartment purchases, registered a relatively high rate of new apartments in the month of January, when these accounted for about half of the total number of apartments purchased. It is likely that the growing preference of renters for apartments with MMM contributed to this increase d.
