Rarely, room 422 of the Paris court, devoted to auctions, had never been so crowded. This Thursday afternoon, more than a hundred people attended the sale of the centerpiece of the audience: a property made up of three buildings of almost 1600 m² on a plot of more than 2000 m², 12, rue Oudinot in the 7th arrondissement. Put on sale at 6 million euros, the lot went to 35.1 million euros in less than 15 minutes.
"You are very numerous today, so be quiet so that I can hear the amount of the bids." One of the three magistrates sets the tone, at the opening of the hearing. The first lot is precisely the property rue Oudinot. The description is brief: the size and the price. Whatever, the public knows exactly what it is about.
In less than 5 minutes, the initial sale price quadrupled
Once the auction has started, a 1.5-minute stopwatch is projected on a large screen. With each new offer, he leaves at the start. Only lawyers are allowed to make an offer. "6.1, 7, 15" then "18, 19, 21, 22, 23, 24". In less than 5 minutes, the initial sale price has already quadrupled.
Arriving at around 28 million euros, the ads go up by 100,000 euros. Everyone has their eyes on the stopwatch. At the very beginning of the hearing, the auctions were launched quickly. But as time goes by and the price goes up, the ads are more spaced, thus increasing the suspense.
At the end of 10 minutes, the threshold of 30 million is reached provoking many comments in the room and obliging the magistrate to intervene, again, to demand silence. At 31.3 million, more offer for a long minute until a lawyer launched a thunderous “35 million euros”.
And while many thought the match folded, one of his colleagues who had never spoken, asserts: “35.1 million euros! ". This will be the last auction. At the exit, many questions remain. Like this resident of 10, rue Oudinot. "I live on the 1st floor and I hope it is not a promoter who bought because I have no desire to have a building a few meters from my window".
So, of course, the property is protected by a backup and enhancement plan (PSMV). "The future owner will not be able to do anything, hopes Jean-Guy Collignon, president of the Association for the safeguarding of the site on rue Oudinot. Clearly, we want it to restore the existing ".

But some are more skeptical. “In view of the condition of the buildings, the classification in PSMV is exaggerated, analyzes a good connoisseur of the file. It should be reviewed regularly. With a project defended by a law firm and an architect, it is possible to get out. Such land available in Paris is a great opportunity ”.
Still, the adventure may not be over. Indeed, it is possible within 10 days to outbid by offering, at a minimum, a price higher by at least 10%, or a minimum offer at 38.5 million euros. In this case, a new hearing will be organized.
