Real estate: renting your property through an agency, how much does it cost?

“I plan to rent my studio and entrust the management to a real estate agency. How much will it cost me? Asks Monique M., Paris.

The response from Cédric Moulin, President of Orpi Lyon:

“To avoid the owner from errors that could cost him dearly, the agency will first of all carry out an assessment allowing the lessor to rent in the best conditions. Then, we best select the candidates for rental (credit checks, with employers, previous donors, etc.), in compliance with Alur law. As the tenant's situation may change, we offer unpaid rent insurance.

In total, the complete management of a property with unpaid rent insurance represents 8.6% including tax of the rents collected. For a rent of 500 euros including charges, this will therefore represent 43 euros including tax per month. Rental and marketing costs (visits, files, lease and inventory) cost less than a month's rent on average to lessors and tenants.

At the end of the lease, if the tenant has notified the termination of the lease, we carry out a pre-visit to ensure that the accommodation is in conformity with the inventory of fixtures and to inform him of any work of repair. An example: if the bathroom seals are worn, we explain to the tenant that it is their responsibility to change them. We proceed to the inventory of fixtures and the return of the deposit. "
