Good news in a time of skyrocketing property prices and rents: 2018 was the most successful year in its history for the district's housing association, which includes 21 of the 26 municipalities.
Erding - Despite intensive new construction work, the annual profit rose by 50 percent from 160,000 to 231,000 euros. Managing director Matthias Vögele named this number in the district committee.
According to Vögele, the company's task is to provide living space below the local price level. It does this in a total of five houses with 131 apartments. The portfolio also includes two underground parking spaces with 99 parking spaces as well as a garage and 42 carports.
Vögele recalled that the construction of 18 residential units and 30 parking spaces on Reckenbacher Straße began in 2018. The 3.4 million project has now been completed and moved into. The square meter costs between 7.50 and 7.75 euros.
65 apartments are currently being built in the thermal garden
The largest project is currently the construction of 65 apartments in seven houses in Thermengarten-Süd in Altenerding. The apartments should be ready for occupancy in autumn - with a rental price of 9.50 euros per square meter. Next year, continued Vögele, the plan is to start with a residential building with six to nine residential units in Wartenberg.
OB Gotz: We need more space
However, Mayor Max Gotz (CSU) said the city would continue to provide space for the housing association. He appealed to the congregations to do the same. In this regard, District Administrator Bayerstorfer said that the company would still be able to "win companies where others were rejected". With rents in Erding for 9.50 euros, the company "clearly fulfills its social statute purpose".
Third district administrator Gertrud Eichinger (SPD) spoke of a "good facility". In this way, multi-storey dwellings can also be implemented where the communities alone are unable to manage it. Everyone has to look around for land. Bayerstorfer couldn't help but notice that Eichinger's hometown of Finsing had not previously been a member of the housing association.
New model: rent purchase of apartments
This year she wants to get into a new model - hire purchase. Tenants can save their monthly payments in order to purchase their apartment later, a model by Vice District Administrator Jakob Schwimmer (CSU). This is the only way that large sections of the middle class will be able to acquire property - the best provision for old age.
