Real estate: test a house before buying it!

The start-up Trynbuy has forged partnerships with nearly 200 real estate agencies to allow future buyers to spend one to five


"By testing the property before buying it, it comforts buyers, it is a service in tune with the times," says François Latteux, manager of the agency Intégral Immobilier in Cugnaux, who sold a house in December near Toulouse (Haute-Garonne) through the Trynbuy site. Created in July 2019, this start-up offers future buyers to try their accommodation before purchase, spending one to five nights, Airbnb-style. It has entered into partnerships with around 200 real estate agencies which offer its concept to their customers.

"A house is often the acquisition of a life so it seems essential to be able to try it," explains Thomas Peyre, one of the two founders of Trynbuy. The customer can test the property, with an overnight price which varies according to the value of the purchase. For example, for a house for sale at 400,000 euros, the night will cost 200 euros, or 0.05% of the price of the property ”. Trynbuy currently posts around ten offers on its site, mainly second homes, more suited to its concept. "It is a tool that reassures the buyer and allows real estate agents to gain transparency," continues François Latteux, who explains how this service helped facilitate the transaction. “The owner had had a lot of visits but no offers. The couple who bought it spent one night on weekdays and one on weekends to make sure the area was quiet. He feared in particular the nuisance at the weekend of a neighboring soccer field but quickly saw that the environment was serene. This made it possible for them to switch into the act of purchase. ”

The majority of Toulouse start-up properties are located in the Southwest, but some are also offered in Switzerland, Portugal, Spain, Overseas and the United States. Referencing is free for agencies that offer service to owners. 75% of the price of the night is donated to the real estate agency that manages the sale, 25% to the start-up. Jean-Stéphane Vilain, manager of the real estate agency Sélection Habitat, believes that this pioneering service "meets the expectations of buyers who need to raise doubts about a house before buying".

Thirty nights of trials by July

This professional who has worked for fifteen years in real estate hopes to make his first sale with Trynbuy with a house located in Ladinhac, in Cantal, estimated at 495,000 euros. Several buyers have asked to test it. "It is not a service that is suitable for all owners, but it is new and it can become commonplace, as Airbnb is today," he analyzes. I am convinced that this can speed up the sale of this magnificent farm where the owner harvests birch sap there. Testing the property will allow future buyers to discover the environment. "

Nathalie Stuttgen Prel, who raised her four children in this building bought 25 years ago, did not hesitate to offer the test of her unusual house, located in the heart of nature. "I have nothing to hide, it has outgrown two people and since I am going to live next door in the hamlet, I want to know the buyers," says the owner. You can't fall in love with my house in just one hour of visiting, Trynbuy allows you to soak up the places, the positive energies that emanate from the house and the life you lead there. I want to show them the preserved aspect of the place ”.

By July, the Toulouse start-up hopes to carry out around thirty nights of trials, with the aim of raising 200,000 euros in funds to develop.
