It is no longer limited solely to supporting a cause or a project, it is increasingly used as an investment instrument. If it is already possible to grow your money by co-financing the construction of new buildings, it is now possible to do a good deed at the same time in favor of city centers.

"This savings product aims first of all to create a link, to involve the inhabitants in the revitalization of their city center", summarizes Gaston Boulin, co-founder of the young shoot.

An entry ticket from 50 euros

This 29-year-old civil engineer had the trigger when he visited his grandmother in a small village in the Pyrénées-Atlantiques. "The center was deserted, there were no more local shops, all the locals took their cars to do their shopping," he regrets. I said to myself that if you were the owner of part of a business, you would be more encouraged to go there and support its activity. ”

With his two partners, he obtained the necessary regulatory authorizations, including the status of advisor in participatory investments. Unlike existing real estate crowdfunding, this new mode of investment aims to be rented and managed and therefore to offer its investors an average annual return of 5% thanks to rental income and the capital gain at the time of resale of the walls, generally under five to seven years. "But at any time, a partner can sell his share and withdraw", specifies the entrepreneur who has already completed a first transaction.

"In three months, between July and September 2019, we raised 68,000 euros to buy the walls and maintain the existence of a pizzeria in Chartres," he says. Aged 18 to 82, they are about thirty neighbors and customers who have put in the pot to save the activity.

Giving meaning to your savings

The young shoot takes care to invest itself in each project where no partner can have a blocking minority. And she takes care of all the administrative matters through a management platform that she has specially created (convocation of general meetings, agendas and online votes).

Today, My Korner Shop seeks to raise 274,000 euros from savers to buy the walls of a barber in the twentieth arrondissement of Paris. The entry ticket is set at 50 euros. "At this price, it is possible to become a co-owner of a Parisian hair salon, to give meaning to your savings while taking advantage of the rise in property prices", concludes Gaston Boulin, who raised 16,000 euros since the beginning of the year.
