Seven residential buildings are planned in the thermal garden on the outskirts of Erding: a 26-meter high residential tower displeases the neighbors - and the apartment manager.

Seven residential buildings are planned in the thermal garden on the outskirts of Erding: a 26-meter high residential tower displeases the neighbors - and the apartment manager.

Erding - It was the first session since the Corona disaster. The city councilors in the planning and construction committee were far apart on Thursday evening, the visitor room had also been thinned out, and disinfectant was on the table. The city's efforts to create housing must continue even in times of curfew.

A not uncontroversial development plan was on the agenda: in the Thermengarten Süd, seven larger buildings with numerous apartments are to be built at the Sigwolfstrasse / Am Wasserwerk roundabout. The focus is on a residential building up to 26 meters high right at the roundabout. As part of the development plan process, the committee had to discuss the objections. Above all, the neighbors in the existing settlement are resisting the residential tower. But there are other criticisms.

"We are bringing huge things to the housing market," announced OB Max Gotz (CSU) at the beginning of the debate. The plans are too great for some. A resident notes in his statement that the high-rise is "a block that literally crushes the surrounding buildings". The overall picture of the settlement is "destroyed".

Residents fear shading the neighboring houses

Other neighbors warn of shading the surrounding buildings and demand a reduction to 12.5 meters, the height of the adjacent apartment building. Several residents face lawsuits.

The idea of the city council to allow smaller shops and cafes also causes discomfort. This would lead to parking chaos, as the parking spaces are primarily to be created in an underground car park. The neighbors also ask not to open the access road, otherwise there is a risk of a stealth route from Sigwolfstrasse to the roundabout at the thermal baths.

A local resident warns of a traffic collapse at the confluence of the access to Sigwolfstrasse. The Bajuwarenstrasse is opposite. Long traffic jams have already formed there.

Herbert Maier, member of the Green City Council, joined the critics. He also found the tower to be too high. It is better to add to the buildings next to it.

Urban planners: high-rise sets urban accents

Gotz, city architect Sebastian Henrich and Lolita Liening from the city planning office tried to dispel the criticism. The OB said that more living space was urgently needed. “To save land, we have to build higher. We have to show our colors now. ”Liening pointed out that“ we want to set an urban accent with the high-rise ”. Henrich seconded: “We are in the development plan process. We only know whether the house is really 26 meters high when the building application has been submitted. ”

Too high: Housing officer Maier (Greens) votes against

One day, an investor who wants to build on the entire site will submit it. Gotz said that there were constructive talks. Several apartments are to be built barrier-free - "and that is exactly what we urgently need". As for shading, Henrich said that there would of course be. Attention is paid to the alignment of the rooms. According to an expert opinion, traffic can continue to flow, especially since there would be separate turning lanes on Sigwolfstrasse. The settlement itself is a traffic-calmed area, says Henrich.

Horst Schmidt (SPD) said that housing construction should have priority. And Hans Balbach (Erding Jetzt) looked at the “Max & Moritz” skyscrapers in Altenerding. "There are no problems either."

In the end, only Maier voted against the development plan. Gotz was surprised: “Of all people, the apartment officer is against it. Remarkable."
