Garching is the only municipality in the Munich district with a qualified rent index. And this shows: The research city is an expensive place.

Garching - Garching is the only municipality in the Munich district with a qualified rent index. The latest version has been in force since May 1st. The average rent is EUR 12.05 per square meter, an increase of 3.2 percent compared to 2018, but an increase of 25.9 percent compared to 2016.

On the basis of the rent index, tenants can check rent increases and landlords can use their data to determine the standard rental price. Although the current rent index is “only” an update using index numbers for simple living costs, the Garching-based company is still considered “qualified”, which means that it ensures clear relationships between tenants and landlords.

Especially if a legal dispute should arise. Siegmar Trier, head of the Garching Housing Office, emphasizes that no judge discusses rental prices in court with a rental index.

Also for Christine Panda from the Garchingen tenant protection association, there is nothing better to clearly define the customary local rent, since the rent index represents transparency for everyone involved. It is very easy and quick to determine whether a rent increase is justified. In addition, the rent index also saves expert opinions in the event of a legal dispute. "These are very expensive," says Panda, "many tenants cannot afford it."

Important for the rent brake

The aspect of the rental price brake is also important for them, "that is the crux of the matter". Because even when signing a new lease, landlords can quickly get an overview of whether it is a standard rental price.

A rent index can be updated for two years without a complete data collection based on the German cost of living index. In 2022, all Garching households will be contacted again and anonymously asked for a response.

With this procedure two years ago, 1258 of the 7023 Garching households replied, 508 questionnaires were included in the evaluation, since the analysis only includes those tenancy agreements that were concluded or changed over the past four years. The "moderate" increase of 3.2 percent this year can look very different in two years.

This was also the case in 2018 when the average rent increased by 22 percentage points compared to 2016. "This was the real image, but we had to swallow this toad," says Panda. In the course of this, it was felt that some landlords quickly adjusted and increased their rents.

The judiciary has to decide on a referendum to freeze rent - that is the reason

In the state capital, it is an average of 35 cents cheaper per square meter cheaper

If Garching is called “expensive plaster” even compared to Munich, where the average net rent is 11.69 euros per square meter, then this is largely due to the high quality of the Garching apartments on offer for Trier.

A calculation example for a 70 square meter, almost 30-year-old apartment with bathroom and parquet in a multi-storey building that is 1200 meters away from the subway: In 2016, the standard rental price of the apartment was 615 euros, (9 , 57 euros per square meter), in 2018 at 696.70 (11.31 euros / m²) and in 2020 at 718.87 euros (12.05 euros / m²).
