Bad Tölz-Wolfratshausen - The corona pandemic also has financial consequences for many people. Self-employed people break away from income, employees are sent on short-time work. For this reason, the Bundestag has decided to protect tenants from giving up their apartment. Those who are unable to pay for their four walls due to the current situation can be postponed until the end of June.

The number of those who use this option seems to be manageable in the district so far. "We didn't even have a handful of inquiries," reports Britta Wurm, board member of the building cooperative (BG) Wolfratshausen. An agreement would have been reached with a tenant to initially only have to pay part of the rent. At BG Lenggries, too, it is only one of over 1000 tenants who has asked to pay in installments. "Of course, we approved or agreed with them," explains Managing Director Maria Haubner.

So far, there are no apartment tenants who defer their rent because of the corona pandemic at BG Geretsried, but there are commercial tenants. "If you include tenants who are not yet behind, but are afraid of falling behind in the future, we speak of a low double-digit number," says Managing Director Wolfgang Selig.

Günther Mühlbauer, the chairman of the tenants' association in Penzberg and the surrounding area, advises those who fear that they will no longer be able to pay their rent should speak to their landlord. "Each case has to be examined individually," he says. So far, Mühlbauer has had no calls for Corona. "It is suspiciously quiet," says the chairman of the tenants' association. He suspects: "The big end is yet to come."

Britta Wurm also expects that some will come to BG Wolfratshausen in the coming months. "We don't know when and how quickly the economy will start up again," the board member points out. And the financial impact would perhaps only become clear to one or the other in the next few weeks. However, she would like the economy to start up again quickly. "We also have payments to make," she says, for example, with a view to the large construction project in Farchet, where the BG is investing around 13 million in renovation and new construction.

If a tenant asks his landlord to postpone payments, Wurm and her colleagues ask for proof that the payment difficulties are actually the result of the Corona crisis. "A letter from the employer and a list of income and expenses are sufficient," said the board member. The BG would meet the wishes in these cases, but it is questionable whether the repayment would be easier at a later date. "Everyone should try to pay," recommends Wurm.

Wolfgang Selig sees it similarly. "We speak to all tenants in individual cases about their personal situation and the possible solutions for financial bottlenecks, but of course also about the risks such as statutory interest on late payments, later risk of termination, over-indebtedness and the like," explains the managing director of BG Geretsried. Most of the tenants would, as far as this works for them, want to stick to their regular rent payments out of self-interest. Blessed: "Just because the landlord's statutory right of termination is temporarily restricted does not mean that the rent payment may finally cease."

Günther Mühlbauer from the tenants association also emphasizes this. "It's just a deferral, not a waiver," he says. Depending on how long the short-time work takes, for example, some would certainly get into trouble. Postponing payment is not enough. "One option would be to apply for housing benefit," says Mühlbauer. Social assistance would also be an option. But you have to check both in individual cases.
