Weilheim - Actually, the old city council should have decided in April on the controversial development plan change, which enables seven new buildings on the entire area between Krumpperplatz and Meisteranger. Four blocks of flats, mostly three stories high, are possible on the eastern half of the private property; Regensburg's “Real Estate Center Upper Bavaria” wants to create a total of 30 apartments there. But now the investor has to reschedule. After massive criticism again of neighbors and public authorities regarding the planned extent of the compression, the BfW and CSU asked in April to discuss the topic again in the building committee.

And the latter now proposed a change to the development plan change: The maximum number of floor spaces (GRZ), which was 0.40 in the previously applicable development plan, should not be increased to 0.48 as planned, but to 0.44. At the same time, a maximum number of storeys (GFZ) is set, namely 0.85. And: When calculating the GRZ and GFZ - which apply equally to all parts of the property - the traffic areas must not be included. Thus, the builder for the eastern half must reduce his planning. The total living space in this part will lose around 450 square meters, Mayor Markus Loth (BfW) calculated on Thursday evening in the first session since the new city council was constituted.

The City Council has now unanimously decided to change the development plan "Upper City IIIb" with these modifications. The stately linden tree, which was initially spared during the felling, is set as "to be preserved"; the entrance to the underground car park must be rescheduled accordingly.

"I think that will help pacify the process," Loth commented on the changes. Horst Martin (SPD) was "happy that we got the cow a little off the ice". And Klaus Gast (CSU) summed up: "It was right to look at the whole thing again in peace." He hoped for corresponding blueprints "that also implement the specifications".

It took the City Council a good hour to weigh up the approximately 20 objections from citizens and institutions that had been received in the process. Mostly the density of the previously planned development was criticized - but also the approved and already cleared land. On site, he "bled his heart on how to deal with this tree population," said Manuel Neulinger (Greens). It was important to prevent "something like this from happening again".

Is an information sheet sufficient for tree protection?

So that trees are not damaged during the construction work, Romana Asam (FW) called for DIN 18920 - which is intended to protect against this - to be established as a statute in Weilheim. According to Manfred Stork, head of the municipal building administration, an information sheet that the city gives to all building owners must suffice. But Asam's application will soon be discussed separately.

For the initially planned calculation of the GRZ, Ullrich Klinkicht (“Weilheim Miteinander”) asked: “Is it always the case that an investor is assigned a higher density by including public areas in the calculation?” “No,” it said the city building authority: In this case, this was intended to compensate for the fact that the development on the east property is for the rear west property (which belongs to another owner). There was a building committee decision - but it has now been revised.
