Holzkirchen - In the election campaign, all parties spoke of cheap housing. Now that the whole trouble is over, SPD councilor Wolfgang Huber asks: "Who specifically cares about affordable housing in Holzkirchen?" Together with parliamentary colleague Elisabeth Dasch, he has now initiated the topic at the council meeting. A lively discussion arose in the Oberbräu ballroom. 

"There are new facts," said Huber, who wanted to play a little "Gallic village". Demographic change is advancing, there are more and more older people. New forms of housing would have to be considered, and young people like apprentices and trainees with little money also need housing. It would therefore be interesting to know “what we need for apartments” and what the basics are. Huber suggested a round table on living to coordinate individual projects by different actors. Simon Ammer (SPD) liked this idea. Quasi as a supplement to the administration. 

According to Mayor Christoph Schmid (CSU), an employee in the town hall takes care of the rental of the municipal property. "First steps have been taken." But the main problem is: "The municipality does not have so many areas that can be compacted." 

A good two years ago, the municipality completed two apartment buildings on the Sommerfeld. All 16 residential units are inhabited. Another actor provides affordable housing, namely the building cooperative with 219 apartments. 

A central project are the five apartment blocks with a total of 63 apartments on Baumgartenstrasse, which belong to the municipality and, according to Schmid, date from the 1950s. "We are thinking about what should happen here," says Schmid. The condition of these apartment buildings is bad, so a building is no longer inhabited. The rest is rented out cheaply. The local council has made an expression of will that "something has to happen". But the details for the approximately 8000 square meter property are still open. At the moment the houses are “wasteful”, with lots of green spaces in between, as Schmid reports on request. That is nice, but given the housing shortage, it is no longer up to date. 

According to Schmid, a conceivable variant would be to get the most out of it, with underground garages. But that would drive up rents. A second option would be to renovate part of the houses and add extensions. Or you do it completely differently. There is also the problem of where the tenants live during the construction work. 

Robert Wiechmann (Greens) recalled that community engagement is only one factor. You can turn other screws that at first glance are not associated with cheap living space. For example, the parking key is relevant. According to Schmid, the administration is working on changing the parking lot regulations. So that building contractors, for example, near the train station no longer have to provide as many parking spaces. Further concessions to private investors are also conceivable, for example if the municipality buys property. 

With regard to aging, Josef Sappl senior (CSU) brought an extension of the Caritas retirement home St. Anna into play. He is concerned with "accommodating our people with us". The home is on the parish grounds, next door the municipality has more space, says Schmid. There are no current plans. 

Karl Bär (Greens) ended the discussion abruptly with a motion to the Rules of Procedure. Huber didn't like it at all, but the majority voted for it. "We still have the topic on the agenda," promised Schmid.
