Weilheim - At the redevelopment area "St. Pölten ”is primarily about the large new development area on the“ Dietmayr-Anger ”between the Pölten church and Au along with the“ Bürgerpark ”planned there - but also about the connection of this area to the old town of Weilheim. The “Integrated Urban Development Concept” (ISEK), which the city council decided in 2014, also confirmed that there were urban planning shortcomings in this regard. 

At its most recent meeting, Weilheim's city council has formally determined this redevelopment area by unanimous decision. This also means that owners, tenants, tenants and other affected parties will be informed and involved in this area soon. The planned measures in the redevelopment area "St. According to the city's building authority, Pölten are "predominantly in the public domain" and "based on the current state of knowledge, they do not bring about significant increases in land value due to renovation work," as it is said. And further: "Thorough modernizations should only take place on a voluntary basis and through incentive support."

Redevelopment area: the focus is on traffic

According to the ISEK, the urban redevelopment goals mentioned are the creation of a city park, the planning of existing open spaces for residential and common use areas as well as several traffic points: The intersection areas Unterer Graben / Greitherstrasse and Pollinger Strasse / Geistbühelstrasse would have to be reorganized, "an additional one was needed Pedestrian and cycle path connection towards the city center and the local recreation area “Au” as well as improvements for cyclists and pedestrians in Geistbühelstraße.

In consultation with the government of Upper Bavaria, a larger “investigation area” is also defined: a generously dimensioned area around the “St. Pölten ”, to which the surrounding traffic junctions including the railway track and level crossing on the Au, parts of the neighboring residential areas, but also the stadium, the Realschule and the Gymnasium belong. It is important to “investigate the direct effects in the larger environment,” explains Weilheim's city architect Andrea Roppel.

Redevelopment area: fixing has many advantages

The description of the redevelopment and investigation area has only advantages in its description - especially those that the city receives 60 percent subsidy from the government for expert reports, feasibility studies or competitions (one is planned for the new city park). According to Roppel, there will be corresponding studies and concepts on mobility and “social intermixing” in the district, for example, where flat-sharing communities for senior citizens or single parents are also planned.

Clear the way for development of the Angers

Parallel to the definition of the redevelopment area "St. Pölten ”, the city council unanimously decided to change the land use plan for the area“ north of Geistbühelstrasse ”. On the so-called Dietmayr-Anger, previously shown as green space with agricultural use and space for cemetery expansion, additional residential areas (there are 270 new apartments), a public park and a daycare center are possible. As a city councilor, "people keep asking why buildings should come here at all," said Alfred Honisch (Greens) and asked for a good answer. Here, building is simply an option, answered city architect Andrea Rüpf, which saves expansion on the outskirts; at the same time there is a "spacious green area". Actual building law is only justified in the development plan to be drawn up. Mayor Markus Loth (BfW) promised that "concerns of citizens would be taken very seriously".

The Dietmayr-Anger has been reported on several times before the construction work. 

Five streets are now being renovated in Weilheim after a long delay. In addition, the vocational training at bfz is now under one roof.
