Wolfratshausen - For twelve months now visitors to the old town have had an eerie picture: the once imposing building that housed the Isar department store is a shabby ruin. Much has been said about the reasons and much more has been speculated. But now there is some evidence that the demolition can continue. This would clear the way for a new commercial and residential building to be built by the project company Untermarkt 7-11 GmbH.

The client plans two parking spaces for direct neighbors

As reported, the building committee of the city council unanimously approved the architecture of the planned new building on Wednesday: Two additional parking spaces are to be created behind the planned commercial and residential building. These spaces, as can be seen from the meeting documents, are not intended for the designed retail store - according to our newspaper, the Müller drugstore chain has potential tenants. As the head of the building department, Susanne Leonhard, explains when asked by our newspaper, "we assume that these parking spaces are used by the building's neighbors, that is, the property owner of the former Isar department store makes these areas available". The drawn plan "looks a lot like it," adds the senior administrator.

As reported, some residents had complained against the new building project on the Untermarkt because, in their view, the clearance space was too small. After an on-site visit, the 11th chamber of the Bavarian Administrative Court confirmed the impression of the residents - the consequence was a construction freeze. A direct neighbor also refuses to let a structural engineer into his house next to the ruin, so that the demolition of the remains of the Isar department store cannot be continued.

Managing director of the project company is confident

Some observers interpreted the fact that two parking spaces for direct neighbors are to be created as a clear signal for an agreement between the parties that have been arguing for months. Dr. Harald Mosler, lawyer and managing director of Untermarkt 7-11 GmbH, does not yet want to confirm a final breakthrough at the negotiating table. Only so much: "We are making very good progress in the talks." These would have been dragging on for a long time, "but something is now becoming clear."

Mosler, who, because of his “professional confidentiality”, is not allowed to disclose details of the negotiations and the solution that may emerge, is expecting “that we can actually continue soon”. This is positive news for the city: "I think it would be a good thing for everyone involved and also for Wolfratshausen."

Mayor of Wolfratshausen fears "death of inner city"

Mayor Klaus Heilinglechner (BVW) had repeatedly acted as a mediator between the neighbors, the client and the authorities. "We have to try to find a solution that is fair to everyone involved," the town hall manager told our newspaper last autumn. In his eyes, the planned business and residential building has a lighthouse function. That means: "There are many traders in the old town for whom this construction site is crucial." If the Gordian knot cannot be broken, in the worst case this could mean "death of the inner city".

Heilinglechner, the city council as well as the dealers and service providers are betting that the new building will again increase the visitor frequency in the city center. According to the project company, Müller wants to offer a significantly larger range at the new domicile than at the existing location on Wolfratshauser Obermarkt.  dst / cce
