Monthly rent of Armani Junior store up to 480,000

Plaintiff Wharf Realty Limited stated in the filing that it rented Shop 10 in Building G at a monthly rent of RMB 464,000 (later added to RMB 480,000) to Abebi Limited, which operates "Armani Junior".

The plaintiff also rented Shop 54 in Building G to Agb Legend Limited, which operates "Abebi", at a monthly rent of RMB 227,000.

However, since the two shops defaulted on rent and service fees since December last year, "Armani Junior" owed about 3.4 million yuan, while "Abebi" owed 1.61 million yuan. In addition to recovering the arrears, the plaintiff also requested the other party to return the shop.

MTR Corporation Limited stated in the filing that it signed a lease with the first defendant, Zhuoyue Cosmetics Wholesale Center Co., Ltd., and loaned the shop in Tsing Yi City to the other party in November 2017. The rent for the first year was RMB 287,000 per month. The rent will increase to 310,000 yuan in November 2020. If 8% of the monthly turnover is higher than the rent to be paid, the first defendant must pay 8% of the monthly turnover as rent.

The plaintiff also signed a guarantee agreement with the secondary defendant Zhuoyue Holdings Co., Ltd. If the first defendant breaches the contract, the secondary defendant shall compensate the plaintiff.

The plaintiff had reduced the rent but Zhuoyue still did not pay

Although the plaintiff once reduced the rent for February and March of this year from the original 295,000 yuan to 147,000 yuan, the first defendant has owed rent and management fees since March this year, totaling 1.34 million yuan. . The plaintiff is now recovering from the two defendants and demanding the return to the shop.
