Buch am Buchrain - The three-storey municipal housing project, which the municipality of Buch wants to build, costs a good 4.5 million euros. The planning for the two buildings directly next to the state road 2332 on the St. Florian ring is progressing. The draft unanimously approved by the local council is now being incorporated into the development plan.

The revised plans by HOE-Architects follow on from the already positive design. Architect Jürgen Hermann informed that the new area design had been discussed with various specialist planners. The draft had also already been agreed with the Freising State Building Authority, the Government of Upper Bavaria and the Erding District Office.

Buch's municipal housing is divided into two buildings, which are placed in an L-shape with a view from the state street. The ground floor apartments have small gardens. The inner courtyard consists of a larger communal green area. From there, a walkway leads to the existing residential area on Haidfeld. The three-storey building should receive plaster facades and integrated wooden elements. Thermally insulated outer walls are planned.

“This is an extremely cheap construction. We do a lot of drywall construction, it's quick, ”explained Hermann. Martin Dondl (WG) suggested using bricks without backfilling, which the architect wants to discuss with the specialist planners. By changing the position of the elevator, a building has been extended to the east, so the living space can be enlarged. Although there were 13 apartments, the living space increased from 740 to 875 square meters. The number of 1.5-room apartments has been reduced. Now there are only two instead of five. Instead of three, there are now six 2-room apartments.

When asked by Margit Kunstwadls (WG), the engineer explained that all apartments were barrier-free and all floors were accessible by elevator.

The entrance to the underground car park is on the north side of the property. With 20 parking spaces, the municipality even offers five more than is required. There is also underground space for rented cellars, motorbikes and bicycles. A door leads under the street to the neighboring fire station, as the common technical room is located there.

Robert Ulzhöfer (SPD) criticized that there is not enough space for bicycles in the underground garage. In fact, only ten to twelve wheels fit on the space provided, said Hermann. He suggested increasing the parking spaces for bicycles - underground and in the courtyard. Vice Mayor Josef Auer (WG) advocated covering as much of the above-ground bicycle parking space as possible.

Ludwig Obermaier (WG) found that only two visitor parking spaces envisaged on the St. Florian Ring were too few. Architect Hermann had the idea that unreserved underground parking spaces could be used for visitor cars. In addition, a power connection for electric cars is being prepared in the parking lots.

Hermann advised against Martin Kern's (SPD) proposal to forego the glass facade for cost reasons. Kern also addressed the maintenance of the buildings. Hermann assured that "sustainable materials with a long lifespan will be used in the construction".

The architect was unable to answer Matthias Steutzger's (party-free) question about the development of construction costs in the Corona crisis. Construction is still scheduled to start in mid-May 2021. Before that, a small part of the area has to be archaeologically examined.

The apartments are due to be completed in autumn 2022. Everything should cost 4.5 million euros. The municipality is counting on funding of 40 percent and has taken out a 30-year loan, said Mayor Geisberger. (Markus Ostermaier)
