On the busy Jordan Road, there is a four-story Jordan Plaza with a usable area of ​​10,000 square feet. Its predecessor was the Earl Restaurant, which was famous in the tea room in the 1970s, but since the restaurant closed in the 1990s, only shops such as the Sparrow Club, the sauna and the private kitchen have temporarily moved into the square. A newspaper vendor operating in the neighbourhood stated that the square is currently empty and nearly 10,000 square feet of space has been empty for nearly four years. A real estate agent specializing in commercial and residential shops in the Yau Tsim Mong area said that in recent years, no landlord has offered rent, and almost no tenants have come to ask for it.

The square was reduced to a "dead place", and a giant clock was hung on the mottled exterior wall of the building. At 1:30 in the afternoon that day, the hour and second hands were still pointing at 8:20, as if the square stayed in that time and space and never moved forward.

Jordan Plaza is located in Duncheng Building at No. 28 Jordan Road. The building has been occupied since 1966. The first to fourth floors were formerly the Piaget Restaurant. The fourth and above floors are residential units with a useful area ranging from 308 feet to 496 feet.

The newspapers on the ground floor of Jordan Plaza have witnessed the changes of Duncheng Building over the years. The newspaper vendor Huang Tai said that the British Hong Kong government issued a newspaper vendor license to her master and has been operating at the site for more than 50 years. She said that there were four floors in the Earl restaurant. In 1992, the Piaget restaurant closed down, and the owner transformed the restaurant into Jordan Plaza, splitting more than 160 shops and selling them at a price of more than 10,000 yuan per square foot. Many celebrities such as Xue Jiayan and Wu Jiali were buyers.

不過劏舖的反應似乎未如期理想。專營油尖旺一帶工商及住宅舖的地產經紀姚先生估計,佐敦廣場總實用面積約一萬平方呎,當年廣場業主劏舖,有小業主收樓後發現是「縮水舖」,「個Size太細,買返嚟好蝕。」他又指,近幾年來都沒有業主放租,亦幾乎沒有租戶前來問津,「嗰個位係死位」。

黃太則說:「嗰陣重慶大廈開細舖,(佐敦)廣場業主就有樣學樣隔開細舖,一層樓有50間舖,開咗兩、三年,啲舖已經死晒。」

記者今日(10日)在現場觀察,通往佐敦廣場一樓的樓梯已被圍封,不得進入,而地下信箱上仍貼上「佐敦桑拿」、「銀河雀會」等字樣。黃太丈夫表示,廣場的管理公司與住宅的管理公司分開,至於廣場所屬的管理公司則偶爾只派人來一次,故把廣場圍封,不准外人進入。至於黃太則說,早年曾有私房菜、桑拿館及雀會進駐廣場,不過均在短短一、兩年間便結業。

根據土地註冊處資料顯示,現時位於一樓5號舖位的業主,在2003年以$81.7萬元購入舖位,有租戶自2010年起以12萬承租,至今年為止,租金已漲至每年20萬,租約有效期直至2025年。不過翻查資料,2015年時,有佐敦廣場小業主懷疑商場業主擅自將其舖位向上述租戶租出,要求法庭頒令收回舖位。
