Boom of consultations to rent in countries during the summer holidays

Considering that the quarantine may continue in 2021, many families look for houses with a pool in gated communities.

While the quarantine imposed by the coronavirus removes the possibility of traveling abroad or to other provinces in the 2021 holidays, many families consider the option of spending the summer in a country house , with a park and pool in a safe environment.

Preventive and compulsory social isolationthat generated the coronavirus pandemic resulted in a revaluation of green spaces, beyond the proximity to the City of Buenos Aires.

In real estate, they ensure that inquiries grew 30% in relation to previous years. And that seasonality also changed: before the orders appeared in October and November; not in early August like now.

These are families to whom in many cases the airlines returned tickets that they had bought for the winter and could not use, and suddenly they find that they have a surplus of cash. There are also those who dreamed that flights would resume in September, when everything indicates that they will be postponed again. 

And although the boom in demand can be seen as a good sign for the market, the bad news is that there is almost no supply .

"People call asking for rents for January because they are almost certain that they will not be able to go abroad or to the coast, but the same thing happens to the landlords and there the bottleneck occurs," says Nora Martínez , manager of the West branch of Tizado, which works with countries and gated communities in the Moreno and General Rodríguez area.

To put it another way, those who have a weekend house and rented it in the summer while going to Miami or Punta del Este, this year they will stay in the country . And they want their home so they can enjoy it .

Season starts in September 

The requests are focused on spacious houses, with three bedrooms, service units, swimming pool and garden or park.

The real estate companies agree that what usually happened in October is being seen, with an average of five daily orders. "This year the consultations were not only brought forward. The season was brought forward ," they say.

In the West Zone, in the closed neighborhood of San Patricio,  houses are obtained for the whole season at $ 450 thousand . In the country Banco Provincia , meanwhile, renting from December 1 to the end of March costs $ 600 thousand; and only February, $ 150 thousand.

In all cases, you have to add the service costs and the expenses, which according to the neighborhood and the area are estimated between $ 15,000 and $ 20,000.

“We receive inquiries from those interested in renting during September, October and November ; or October, November and December, Thanks to teleworking, people have no problem with distances ”, explains Haydeé Burgueño, who operates with closed enterprises in Pilar.

The supply is so scarce that Burgueño, for now, has only one house in the closed neighborhood El Buen Retiro at US $ 1,000 per month, from September to December. For January there is talk of US $ 1,500, a price similar to that of previous years, but with the (official) dollar 40% cheaper. 

To the uncertainty about the quarantine, the broker maintains that there is to add the doubts that the new rent law brought. "Many owners took their homes for rent and put them up for sale," says Burgueño.

What will happen to the common spaces

Another issue to consider, says Gustavo Peirano , who works with closed neighborhoods in the Escobar and Maschwitz corridors , is the use of social and sports facilities. "We are evaluating placing a clause with respect to the amenities to be covered in case they are not enabled."

This year we are considering putting together a package that includes the rental price and the expenses, leaving aside the maintenance costs and the social fee for the use of some facilities, if they are enabled.

"It is not a question of a plane ticket that is open for a year, people rent for January and want that date," summarizes Peirano. The truth is that no one is going to want to pay a bonus to play golf, for example, if the time comes it is not allowed.

Booking conditions 

Daniel Bacalat , owner of the Baci & Asociados real estate company , which operates in the Canning area , warns that with the pandemic "the administrations of several neighborhoods are reluctant to incorporate new tenants." That is why they implemented ad referendum reservations about what happens with the quarantine.

The broker has properties for rent in the El Ombú neighborhood and the St Thomas country that trade between US $ 1,200 and US $ 1,500 per month. But he estimates that they will withdraw from the offer if the prohibition of free circulation continues.

In Tigre , one of the stars of the rental circuit thanks to the charm of the river and the possibility of practicing nautical disciplines, the demand also far exceeds the supply. And it makes prices skyrocket. 

Like the representatives of other real estate companies consulted, Sergio Perilman , a partner at Grondona & Asociados , admits that there are very few rental properties. "I only have proposals for the premium segment," he reports.

In the market, a scenario like the one of these times is hardly remembered. Mariano Saleh, from the ESV Propiedades developer , which operates in the Canning and San Vicente area,  points out that "something similar happened in the 2008 crisis, but there weren't as many neighborhoods as there are today."

In the Bancalari corridor, in neighborhoods like Santa Bárbara and  Nordelta there are houses with a lake shoreline of 400 m2, at US $ 5,000 per month .

"If I had a portfolio with 50 houses, they would be rented immediately, since the demand we see is exorbitant," says Saleh. And he adds that there are already people willing to pay whatever they ask of him. "An owner rented a house to US $ 7,500 for January 2021 when in the same month of 2020 it had received less than US $ 2,000 ".

Plan B: rent a villa 

The first thing that was observed in the market was the rise in interest for the purchase of lots and houses. Then the demand for annual rentals grew: there were advancers who rushed to rent for a longer period and secured the summer. Haydeé Burgueño sums it up : "resolved three major issues: the privacy, security and the season ."

Of course, since there are no proposals in the countries, other options appear. "Plan b is the fifth , which begins to be chosen despite the fact that security must be given up," says Saleh .

A property of this type, for six people and with a pool in the South Zone, in the town of Longchamps, is priced at $ 210,000 per month. It is also rented per week at $ 70 thousand.

In any case, those who choose to spend the summer near Buenos Aires have to hurry. Saleh is categorical: "If they call me in a few months -he smiles- I'll tell them to put grass on the balcony ."
