Let's assume: someone is selling a nice car for 35,000 euros. However, the new owner can only use it three days a week, drive a maximum of 20 kilometers a day and only between 4 p.m. and 6 p.m. What happens then? Correct. It's still a nice car, but it's nowhere near worth the original price.
If you apply this example to the planned aja hotel project on Mittenwald Bahnhofstrasse, the result is the same: if there are restrictions, the value falls. Or as Mayor Enrico Corongiu (SPD) wants to say with the comparison: If the market town of Mittenwald has claims on future hotel operators, the value of the property will decrease.
With this, the Social Democrat wants to illustrate why two reports have so far not rated the square meter price for the fillet plot between town hall and train station higher than 230 euros.
As is well known, the market town wants to sell the property to an investor. The hottest favorite is currently the Deutsche Seereederei. She wants to build and operate a hotel in her aja chain with 196 rooms and almost 400 beds. Investment amount: around 50 million euros. The supposedly low sales price from the reports pissed off some Mittenwalders.
"The price is just a rough guide," says the Corongiu. A basis on which to negotiate with investors in September. The city hall boss is now only waiting for the result of the compatibility study, which was commissioned under his predecessor Adolf Hornsteiner together with the "Interest group against a bed castle in Mittenwald".
The results should arrive at the town hall in early to mid-September. However, Corongiu is already clear that there will no longer be much leeway in the subsequent negotiations between the market municipality and shipping company. "We have to compromise," says Corongiu.
After all, the community wants to open the spa, wellness and swimming pool area to its locals and guests. "That won't be possible seven days a week," says Corongiu. “But you just have to agree on such things.” He and his SPD parliamentary group are also anything but happy about a parking garage. He advocates an underground parking solution: “The cars should be underground rather than above them. Of course that costs more money. "
But there will be the greatest need for discussion when it comes to the exterior view. Countless Mittenwald residents have already approached the mayor. “Oh god, have you seen the Garmisch aja-Hotel? Please don't come to us like that ”, several should have already told him. As is well known, the aja chain is also building a hotel with 229 rooms on St.-Martin-Straße in the district. "That really cannot be compared with Mittenwald", Corongiu gives the all-clear. After all, the local building committee from the previous legislative period approved the appearance of the large square building by simply undermining the local design statutes. “That won't happen to us,” Corongiu assures. “In Mittenwald there will be a lot more wood instead of stone and concrete, a pitched roof instead of flat roofs and everything in matching colors,” says the town hall boss. “This also makes it more expensive.” Which makes it more difficult to get even more out of the selling price of the property.
Corongiu already drove - just like his predecessor Hornsteiner - with his administration to Ruhpolding. A hotel of the nationwide chain has been there for three years. "We have already raised many points of criticism that we do not want in Mittenwald." He praised the cooperation with investors so far: "Those responsible at the shipping company are very open to criticism and take our change requests into account." His conclusion: "The hotel will fit in well with us. "
