Ladies and gentlemen, a reversal: In recent months, the trend of the upper-middle class and even the upper millennium to leave the central region has increased in favor of huge estates in pastoral peripheral localities, where they are building their homes.

The empires that emerge in localities near Afula, localities in Aseret and even near the Gaza Strip do not fall short of those in the center.

The only difference, they say, is the fact that their husbands enjoy quality of life, spaces and especially peace and quiet.

Lots of calm.

So if you thought that the rich of Israel concentrate most of them in luxury apartments in the heart of Tel Aviv or luxurious villas in Savyon or Caesarea, you should think again.

In recent years many of them have been breaking the boundaries of the center and choosing to move the center of their lives to localities, moshavim and villages that are located in a much wider radius, coming from the periphery.

According to Hila Israelewitz, owner of the firm Israelwitz Architects, in recent years there has been a jump in the number of property owners in the central area, who have chosen to recalculate the route and move to a home with a garden.

"In recent months the phenomenon has intensified, after we have all experienced firsthand the importance of the external environment and the benefits of space. A significant number choose to cross the center boundaries, knowing that there they can purchase huge estates, enjoy a relaxed environment and citrus or encrypt to the center without problem."

Nirit Frenkel, owner of the firm Frenkel Architecture and Design, explains that the construction of luxury is gaining momentum outside the demand areas as well, primarily out of anticipation for quality of life.

These are usually family owners, who enjoy a quality of life in a peaceful and family environment, which would not be enjoyed in the city centers.

"Most of them serve in positions that allow them to be flexible in terms of hours, so even if they travel to the center for business purposes they avoid traffic jams and get to their object district relatively quickly," Frenkel notes.

"The big bonus is that at the end of the day they come home and enjoy the quiet."

According to her, the plots in the remote areas are larger and so are the construction percentages.

Land prices are relatively low, leaving capital available for home upgrades.

"They have options to use the space in a different and experiential way. In the non-residential agricultural areas we see many horse farms, wineries and more. As far as the master plan allows many exploit the options and produce buildings for non-agricultural activities, such as office buildings, B & Bs and holiday units."

Waking time

"There is no doubt that there has been a great awakening in the periphery, with huge areas and huge estates with luxury homes," confirms Shirley Dan, owner of an office for planning, design and architecture.

"These are invested and spacious houses with a lot of indulgences, such as a horse farm, swimming pool, guest room, children's home. Plots with an area of ​​2.5 dunams for construction plus adjacent agricultural land that can reach up to 20 dunams. In the center it is difficult to find such farms. And even if there are prices, they are skyrocketing. " 

As an example, Dan mentions properties that she is currently building in the Ashkelon, Afula, Netivot, Bethlehem HaGlilit and other peripheral localities.

Customers are business people who want to make their dream come true and understand that in the periphery they will be able to do so. 

"If in the past my main occupation was building in the center, today we are planning a lot of luxury homes in the periphery," Dan adds.

Referring linguistically to construction, she says that in the periphery the large areas allow for single-storey houses, Olympic pools, an outdoor spa and a host of other indulgences.

It turns out that in terms of construction costs the periphery is not always cheaper.

The materials usually come from the center and there is a price for transportation.

The same goes for bringing in professionals like landscape architect, smart electricity or audio-video, who usually come from the center.

"Customers who build in the periphery want the best and do not compromise," she says.

Fulfillers of dreams

Avner Tzadok, one of the owners of Pelegim, a company that specializes in designing and building luxury pools: "Over the years, the work has been divided between the periphery and the center. Compared to the limited planning on the municipal plots. "

Zadok points out that in some of the projects, the large area is used to combine facilities and ancillary buildings next to the pool, such as Jacuzzis, spas, fitness facilities and changing rooms.

"We also have the option of producing mirror pools, ornamental ponds and fish that accompany the following already from the front of the house," he details.

"These unique elements are integrated as an integral part of landscape architecture. The experiential aspect that can be created in these projects is almost endless, hence the great benefits for the client and the freedom of the architect's imagination to fulfill the client's dreams."

According to Zadok, most of the customers are people who lived in the center and asked for larger spaces.

"They grow huge orchards or special trees from the world. It is a completely different lifestyle, which can not be experienced in an urban environment. Seemingly, work in the center is much more available, but getting to the periphery is convenient and simple since there are no traffic jams."
