Mittenwald - What happens to the phoenix?

Mittenwald has been concerned with this question since the retirement home was closed on April 21, 2018.

But now there is movement in the orphaned property on Albert-Schott-Straße.

Arctos-Immobilien-GmbH, a 100 percent subsidiary of the nordweis group of companies, acquired the three-story building at the beginning of this year.

"We are very pleased to be able to design a special project in keeping with our essential values at the Mittenwald location," said company spokeswoman Lisa Weithaler.

But what does nordweis, which has been in the real estate business since 1997 and consists of several companies based in Austria (Seefeld and Innsbruck) and Germany (Mittenwald), have in mind with the former Phönix Haus Karwendel?

A press release speaks of the development of residential and commercial real estate, "based on groundbreaking concepts: sustainability, ecology and future viability are the pillars of the corporate philosophy".

It goes on to say: "The focus is always on the person, the user of the developed living space."

Sounds very non-binding and general.

The representatives of nordweis do not want to be specific yet.

According to reports, a coherent concept is in the works and should be presented to the public at the end of the year.

Rough concept

The fact is: On Tuesday, representatives from nordweis made their inaugural visit to the Mittenwald building administration.

Mayor Enrico Corongiu (SPD), who himself did not take part in the conversation, confirmed this to the daily newspaper.

"We were presented with a rough concept." But nothing more.

"All of this is still in its infancy," explains Corongiu.

And was "not in the least checked in terms of building law".

The town hall chief reveals this much: The Tyroleans are apparently tending towards new buildings and apartments.

Otherwise, Corongius is fed information from an exposé that the Tyroleans handed over in the town hall.

In the meantime, the mayor has informed the spokesman for the municipal council groups.

"It's all so fresh that it hasn't even made it to committee."

Varied story

The varied history of the house will definitely be continued by another chapter.

The original Hotel Erdt was converted into an old people's home in 1992 by the Dietz brothers.

It was the third house in total that was incorporated into the Phoenix chain.

In 2007 the Korian Group took over the senior citizens' residence with its 18 single and 36 double rooms.

After the closure, the Karwendel house was temporarily transferred to IMMAC-Healthcare-Immobilien in Hamburg.

Now the Phönix belongs to the nordweis group of companies.

According to its own admission, this works closely with well-known architects who, according to the press release, focus on the "resource-saving use of materials".

This was rewarded in 2019 with the Vienna Housing Prize 2019 for the “In der Wiesen Süd” project.
