As a result, there will be no joint commercial development company made up of city and Isaria representatives, as the SPD requested in a proposal in June.

In this joint company, the city should be given the opportunity to actively shape the future commercial settlement on the area.

But as Mayor Hartmann reported, Isaria, as the landowner of the former paper mill site, would have made it clear that by selling or renting the commercial space, firstly, it wanted to achieve a secure return and secondly, an optimal sales price;

third, this should happen as quickly as possible.

For the city, on the other hand, it is less about speed and profitability, but more about ensuring that the companies that are awarded the contract offer secure jobs and reliable trade tax income for Dachau.

"This makes a common strategy difficult," said Hartmann, summarizing the problem of the different approaches.

After all: Isaria also “understands our position”, as Hartmann emphasized, which is why a solution was found that the city councils in the main and finance committee unanimously endorsed.

According to this, the city of Isaria is to buy a commercial section of the former MD site and simply market it itself according to its criteria.

A suitable plot of land has already been found: the so-called Mayr Terraces in the area between Erich-Ollenhauer- and Freisinger Strasse and the railway line.

Chamberlain Thomas Ernst, however, dampened the joy of this “positive result” and the “active role” (SPD councilor Anke Drexler) that the city can play in the utilization of the commercial space.

Because: There are still a lot of things to clarify before purchasing the property.

On the one hand, the tax consequences would have to be examined if the city acts as a property seller or landlord.

Then the purchase conditions, i.e. the price, as well as the market situation for commercial space in general, have to be considered.

After all, there is commercial space for sale not only in the entire Munich area, but also in Dachau; in addition to the other Isaria areas on the MD site, these are the areas south of Schleißheimer Straße.

In addition to the pure competitive situation, City Councilor Schiller also brought the time factor into play: "The construction section with the Mayr Terraces is not being developed until late, so there is some commercial space that is being marketed beforehand".

His fear was therefore that “the city will remain seated on its land”.

And then there would also be the dream industry that the city has in mind: so-called "light industrial", i.e. light industrial companies.

While experience has shown that these companies are good business taxpayers, according to the administration it is not yet clear whether their production and traffic immissions are also suitable for a city center location like the former MD site.

In addition, these companies would act very price-consciously for their location decisions;

The extent to which favorable city conditions would be compatible with the Isaria's return ambitions on the rest of the site remains to be "seen", according to the finance department.

Incidentally, the city council is far less unanimous than with the purchase ambitions for the Mayr Terraces on the subject of housing construction on the paper mill site.

According to the SPD, a lot has recently been expected of the investor, i.e. Isaria: In addition to the commercial development plans for the Mayr Terraces, this was also an increase in the parking space key (we reported).

Therefore, according to the SPD, “we do not see any point in preventing housing construction here”.

Sure: Isaria earns the most money from housing construction;

At the same time, however, it is also obliged to provide social housing and residences in the local model.

The ÜB, on the other hand, thinks that one should like to ignore the investor's pressure to start construction.

Sure, residential construction is important, "but does every building option really have to be exhausted to the last"?

Just as important are green, workplaces and more distance in the bank area to the Amper.

The ÜB would therefore “support social housing, but not at any price”.
