“Seniorenwohnen Plus”: Pliening City Council gives the go-ahead for a new project

It will be some time before the groundbreaking takes place, a few more years will pass, but the first big step has been taken: In its public meeting on Thursday evening, the Pliening municipal council decided on the first planning concept for a senior citizens' residential complex on Geltinger Strasse.

This means that the project can go into the official construction process, with the application for a preliminary decision at the Ebersberg district office as the first stage.

The building owner and investor is the municipality of Pliening itself. How much the “Seniorenwohnen Plus” (senior-friendly living with additional use) will cost cannot be given an exact estimate in this first phase, said Mayor Roland Frick and the commissioned planners Regina Gaigl and Carmen Domiter from Gaigl Architects in Munich.

This is what the senior citizens' residential complex in Hohenlinden and the Kramerhof in Anzing designed, planned and implemented.

Estimated budget: 16 million euros

On the basis of the conceptual preliminary draft presented to the public for the first time in the local council on Thursday evening and taking into account the construction prices and their possible development, architect Regina Gaigl has given the gross amount of around 16 million euros as a budget.

About a year ago, when rough planning was discussed, there was talk of around ten million euros.

Gaigl and Mayor Frick justified the increase with the fact that the current design included almost 50 percent more space than it was then.

Consciously in the middle of the place and not on the edge

It is planned that four houses will be built on the property on Geltinger Strasse, corner of Wolframstrasse (east of the small church).

In between, an inner courtyard will be created with a multi-generational playground, barbecue area and raised beds.

All of this and two event rooms in the buildings should serve the lively community, explained architect Regina Gaigl.

In addition, there will be public events for all citizens (e.g. mother-child groups) and offers for senior citizens.

All of this, as well as the entire residential complex, is looked after by a district management, which in turn works closely with the Pliening community.

One to three room apartments

As for the construction itself: The four houses will mainly contain one- and two-room apartments, with a few three-room apartments.

In addition, furnished apartments (intended for external care staff and possible day care) as well as shared apartments for four to six people.

Public café and shops

A public café is planned on the ground floor of the building, which ideally will offer a lunch menu for the residents.

Smaller shops and practices (e.g. pedicure, hairdresser, physiotherapy, doctor's office) are to be located along Geltinger Straße, with appropriate parking facilities.

At the local council meeting on Thursday, planner Regina Gaigl spoke of a “communicative architecture” that she had tried to implement.

Similar to the “Senior-Appropriate Living” project that her office in Hohenlinden implemented.

Discussion about roof shape

The only point of criticism and long discussion at the Pliening municipal council was the shape of the roofs on the buildings.

The Gaigl office planned asymmetrical roofs, some of the council members would rather have saddle roofs, as in the surrounding area.

In the end, in its own vote, the asymmetrical variant received 14 votes, the conventional form 7. Thus, the latter is not pursued any further.

The goal of the project does not depend on the roof shape and slope, the architects formulate the goal as follows: People should be able to live in their apartment for as long as possible and feel comfortable there.

With the decision that has now been made, the “Seniorenwohnen Plus” measure can go into the official procedure - and the rough concept and the preliminary planning can be fine-tuned.

The municipal council and the administration will always be involved.

As has been the case since 2011.
