65 social housing for 14.5 million euros

The first tenants moved in immediately after the ceremony.

All two- to four-room apartments could be occupied by November.

The district's housing association, to which 21 of the 26 municipalities belong, has invested 14.5 million euros in this project.

The construction costs accounted for 13.5 million euros.

Each of the 4500 square meters of living space cost 3000 euros - without any state funding.

The city of Erding made the property available to the housing association by means of a heritable building right contract.

The new tenants have to pay 9.50 euros net rent excluding charges per square meter.

In Erding, new buildings are usually around 14 euros.

The right of occupancy rests with the housing company and 20 percent of the initial rental is with the city of Erding.

“You need a certificate of entitlement,” explains Matthias Vögele, managing director of the housing association.

Employees of the city and the district, the clinic and the municipal retirement homes also come into play, provided they do not exceed a certain income limit.

Because construction was carried out without state funding, there is - at least in theory - no social commitment.

The project is divided into two complexes.

On the east side, architect Markus Schertler designed three apartment buildings, the 29 apartments of which consist mainly of two-room apartments.

Richard Falterer planned the four buildings on the north side, in which there are 36 two- to four-room apartments.

According to Vögele and Schertler, all apartments are barrier-free, but only those on the ground floor can be used by the disabled until further notice.

However, there is the possibility of installing elevators in the stairwell in all seven buildings.

“That would have increased the costs enormously.

Nevertheless, we are equipped for a change in society, ”says Vögele.

Construction has progressed quickly.

After the groundbreaking in May 2019, the topping-out ceremony followed in February of this year.

The entire complex has a basement with an underground car park with 100 parking spaces.

“It doesn't really take that much for social housing.

But we have fully complied with the parking regulations of the city of Erding, ”explains Vögele.

The building around it continues, including a system in a kind of local model and the houses whose land the city has auctioned against the highest bid - a practice that is not undisputed in Erding, but which served to finance the affordable living space.

In the middle of the square, the Upper Bavarian home of the district becomes active.

The new chairman of the supervisory board, Jakob Schwimmer, and district administrator Martin Bayerstorfer praised the housing company's commitment as an important contribution to creating affordable housing.

The next project is an apartment building with nine apartments in Wartenberg and hire-purchase models.

Pastors Jan-Christoph Vogler and Christoph Keller asked for the blessing for the thermal garden.
