Building applications submitted for three new residential complexes

When the densification plans for “Wohnbau Weilheim” became public a few years ago, there was still a lot of headwind.

Under the direction of the former mayor Hermann Schnitzer, the “Pro Barbarahof” initiative was founded, which insisted on preserving the historical character of the former miners' settlement with its garden areas and called for monument protection to be on the agenda.

But in the meantime the waves have smoothed out - also because the "residential building" has long since deviated from the originally envisaged "maximum density" with four houses.

After the monument protection authority was slowed down by the court, the approval process has now started.

A few days ago the building application for the three new residential complexes was submitted in the Peißenberg town hall.

In mid-October the building committee will deal with the planning.

There were many inquiries at the information evening, but no serious concerns were raised.

Even the meeting with the tenants went “amazingly well”, according to Housing Director Markus Kleinen.

The discussion with the residents was also very factual and moderate.

The necessity of the project has not been questioned for a long time.

Mayor Frank Zellner (CSU) spoke of an "innovative concept" that the community "supports a lot".

There are currently 240 inquiries for subsidized apartments in the drawer in the town hall.

The demand cannot currently be met.

“Affordable living space is more sought-after and more important than ever.

We simply cannot afford not to use such a reason - even if it is wonderful, ”stated Jochner-Weiß about the redensification project.

Barbarahof: Construction is scheduled to start in summer 2021

The start of construction in the Barbarahof is scheduled for summer 2021.

In addition to the 67 existing apartments, three further residential complexes with 30 barrier-free apartments are to be built by autumn 2022 - using sustainable timber frame construction.

Because many components are prefabricated, the planners expect a gentler and less noise-intensive construction process compared to a solid construction.

The architectural concept: A harmonious symbiosis between the existing and new buildings.

According to the architect Hannes Rössler, the latter should “relate to the wooden layers” and “restrainedly” fit into the overall ensemble.

The heart of the Barbarahof is to be a “community green center” with a near-natural playground.

The parcels in the existing Holzlegenhof are given to the tenants.

According to Kleinen, a “communal use as a communication zone” and a “mobility station” for normal bicycles, but also cargo bikes, e-bikes and scooters are to be created there.

Plans for Barbarahof: Concerns among residents about traffic

The mobility concept plays an essential role in the plans.

The aim is to curb car traffic and relieve the side streets such as Gümbel and above all Loristraße.

The residents there are worried that the already high parking traffic will continue to increase due to the 30 additional apartments and the bottleneck will become even more clogged - especially if the planned parking spaces are not rented by the Barbarahof residents for cost reasons.

But that is not what the "housing sector" assumes.

A total of 60 above-ground parking spaces are planned, which will be distributed in several units on the Barbarahof site.

The regulation of the municipal parking space statute is thus fulfilled.

Little ones also pointed out that not every tenant would own a car and that 45 parking spaces would have to be sufficient according to the experience of “Wohnbau”.

“But there are also other opinions,” admitted the “Wohnbau” boss.

Car traffic should generally play a subordinate role in the Barbarahof and should be routed via a one-way street system.

Car-sharing is also being considered: “It shouldn't be a parking lot, but rather a green yard,” explained Rössler at the information evening.

In addition to the mobility concept, the municipality must think about how it wants to regulate traffic on the side streets in the future.

According to Mayor Zellner there are already several "ideas for improvements", including the establishment of a traffic-calmed zone in Loristraße.

And who should move into the new apartments in autumn 2022? "The settlement concept is aimed at a mixed audience," explained Rössler. In concrete terms, this means that there will be a wide mix of apartment sizes. In addition, the award should be based on three income levels.
