- When Georg Reisberger, managing director of Oedberg GmbH, came into the meeting room on Tuesday evening, the topic had just been dealt with and the approval of the members of the building and environmental committee was recorded.

The Oedberg boss was only able to take note that the complex development plan process, which had been running since September 2018, for the partial redesign and redesign of the leisure area at the foot of the Oedberg is now almost complete.

"Now it's time for it," noted Mayor Alfons Besel (FWG) after some comments had been processed again.

On the one hand, these concerned the listed Angerlweber property, in which apartments may also be built in the future.

However, planned huts in the immediate vicinity must keep a distance of at least ten meters.

Leisure area on the Oedberg: Tina houses have to stay mobile

Overnight accommodation: The previous space for mobile homes is to be expanded up the slope from currently 24 to 50.

20 tiny houses will be distributed over this area.

Because the government of Upper Bavaria demands that the mini-domiciles remain mobile, a new level has been set.

The 20 wooden houses with pitched roofs and a living space of 18 square meters can now have a ridge height of 3.50 instead of three meters.

Long-term camping is excluded.

The committee did not want to get involved in the subsequent inclusion of a campsite in the development plan because of the renewed delay associated with this.

“We have already had so many discussions,” said Besel, “it is time we concluded the process.” The district office does not see the planned expansion of the well by the water supply association in Ostin at risk, but Oedberg GmbH should send its information leaflets Advise visitors to behave considerately.

However, the procedure is not completely dry: A compensation area still has to be secured by a notary.

The issue of parking space expansion is not affected by the procedure.

A meadow to the west has now been cleared for “rush hours”.

According to the head of the building authority, Christine Wild, a decision still has to be made as to whether the municipality will take the place of Oedberg GmbH as the applicant, create the parking lot for hikers and also manage it.

Oedberg GmbH is waiting for building permit

With the development plan, Oedberg GmbH has overcome a major hurdle.

Now the specific building permit is still pending, which was applied for in 2017 in the district office.

On the one hand, it affects tiny houses.

“The demand is currently huge,” says Reisberger.

"We are in talks with a number of manufacturers, but we have not yet made a decision." He can only get started when he has the building permit in his pocket.

The Oedberg boss does not believe that the houses will be available in the summer of 2021.

Then it's about converting the existing forest festival barn into a multi-purpose building.

A bike station, the ski school and, above all, sanitary facilities for mobile homes are to be built there.

Due to new corona rules, it had to be rescheduled slightly.

The toilets for the forest festival are also to be built here.

Speaking of which: several small huts are to be placed on the site so that the assembly and dismantling procedure at the forest festival is a thing of the past.

But that is a long way off.

The current focus is on winter and the hope that there will be no new lockdown.

“That would be a disaster,” says Reisberger.

"Because converting the leisure facility from summer to winter costs a lot of money and is extremely time-consuming."
