Evacuation-construction projects create an opportunity for the construction of boutique buildings in the most attractive areas of Tel Aviv.

Henkin 5 of the Aviv group, for example

  • before.

The old building in Henkin 5

In an age where most of the new residential construction complexes are on the outskirts of cities, in new neighborhoods with multi-tenant skyscrapers, who does not dream of a luxurious apartment in the center of Tel Aviv, in an exclusive building and a designed apartment, a bit like before.

The evacuation-construction projects create opportunities for the construction of boutique buildings in the most equal places in the country.

In urban renewal projects we encounter buildings built in the 1940s to 1970s.

The architecture created in those years reflects the history of the various periods from a social and cultural point of view in Israel.

The modern movement in architecture in the early 1930s advocated an aspiration for an egalitarian and developed society, while abolishing the ornamentation of the 19th century and adapting to the new spirit of the masses of new immigrants who came to the country to build and be built in it.

Indeed, in the heart of the new neighborhoods of the time, apartment buildings were built with a modest and restrained character, a true and faithful expression of the spirit of those days.

The years have passed and those buildings have become obsolete, and they are no longer suitable for the modern urban lifestyle.

However, the same old buildings, without an elevator, apartment storage and parking, enjoy the greatest advantage in the field of real estate: Location, Location, Location.

Excellent location

An example of such buildings is the evacuation-construction project at 5 Hankin Street in Tel Aviv.

The Aviv Group, owned by Doron Aviv and Dafna Harlev, in collaboration with Aviv Urban, owned by Erez Aviv, the third generation of the Aviv family, is initiating the project.

The building is located in the heart of Tel Aviv, near the State Square, on a one-way street, in front of the mythological folk garden, a green and spacious garden.

The original building, built in the mid-1960s, was 3 full stories above a ground floor built in retreat, a long, narrow building, with two entrances.

The building included 15 apartments - 12 3-room apartments with an area of about 80 square meters, on the typical floors, and 3 small apartments with 1-2 rooms on the entrance floor.

Even in the past the location is considered excellent.

A small one-way street with a small number of buildings, the distance between them is great, right in the heart of elitist Tel Aviv.

Target audiences are diverse: young families who want to live in the center of things, financially established young people who want to live in a unique apartment close to their workplace, who can go down in the evening to a trendy bar or restaurant, ride a bike to the beach, work out in a neighborhood gym or swim in the nearby public pool.

Real Tel Avivians dream of staying to live in it even when the nest is empty.

They are moving from a multi-level house to a luxury apartment in a unique building.

They want to continue to enjoy everything that Tel Aviv has to offer - a city without a break.

Even those who live in the north, for example, aspire to move to the big city, when the children leave home but are still young and want to spend time, enjoy and live close to work, in the heart of things, but at the same time in a quiet, luxurious bright and surrounded by green.

Some want to close a nostalgic circle and return to their hometown, but this time to a modern and new apartment that satisfies all their needs: spacious apartment, with elevator, underground parking, pampering lobby, and again ... all within walking distance of the city's cultural, shopping and leisure centers.

live your life

Erez Aviv, CEO of Aviv Urban: “In the existing competition and the surplus of existing entrepreneurs today in the activity of urban renewal, it is definitely flattering that time and time again the occupants of quality buildings choose to contact us.

In the case of Henkin, too, the 5 occupants of the building approached us on their own initiative, and after examining the possibility of contacting a number of developers, they chose us.

"We at Aviv Urban operate in a very orderly manner and have the ability to advance procedures quickly and reliably. From examining the project, examining the needs of the landowners, building a business plan, without ignoring at the outset the nature of the building we see before our eyes.

"After meeting with the tenants we presented them with a number of alternatives designed by an experienced and skilled team of architects that we carefully selected, who was attentive to the tenants' needs. In our minds, those who are looking to live life, members of the Tel Aviv elite who are interested in an apartment in a boutique building, quiet and efficient in a cultural and colorful city. "

Boutique apartments

Architect Guy Frank, the building designer at 5 Hankin Street in Tel Aviv and a partner in the architectural firm Frank Rimok, talks about the planning process: "Many evacuation projects of skyscrapers and high-rise buildings are being built throughout the country today as part of evacuation-construction projects.

The projects within the framework of TMA 38/2 (demolition and construction) and the district plan in Tel Aviv allow in the process of demolition of the old and construction of a new building, to design relatively small and intimate buildings, which enjoy an excellent location, but at the same time meet the definition of boutique buildings.

These buildings have a high construction quality and are characterized by a relatively small number of tenants.

“As inspiration we used design elements we adopted from the building style that characterized the middle of the last century: large and spacious spaces, a ceiling about 2.9 meters high, which enhances the sense of size, large windows that allow natural light to penetrate our area, master bedrooms in the project apartments.

"The narrow and long plot structure posed a difficult challenge for us to crack, causing us to adopt an architectural element from the old building. The old building had two entrances. We planned an entrance to one central lobby and a common space for all, splitting into two wings.

"As I got to know my clients, I learned that family needs change over the years: as the family expands there is a need for more room for the child, or alternatively a family where the children have left the nest, and they want to expand spaces at the expense of rooms. In light of this we created optimal conditions for future planning changes."

The great advantage of buildings undergoing a process of urban renewal is an excellent location in the best areas of the city.

These are exclusive buildings with a relatively small number of floors and apartments, offering tenants an intimate and luxurious living experience that does not burden the infrastructure and authorities.
