Gauting - The settlement pressure on the 21,025-inhabitant town of Gauting in the metropolitan region of Munich is increasing rapidly.

But how much growth, including infrastructure, is actually feasible and affordable?

In the summer of 2019, the old municipal council commissioned the Bulwiengesa company with a structural report.

Project manager Oliver Rohr presented the results at the council meeting on Tuesday.

The appraiser sees a need for action primarily in the development of commercial space and needs-based living space for all income groups.

"The quickest way to get to Gauting from Munich today was by S-Bahn," explained project manager Oliver Rohr from bulwiengesa AG.

Because of the two train stations in Stockdorf and Gauting and other positive location factors, the pressure of immigration from the state capital to the southernmost Würmtal municipality will continue.

According to the forecasts of the State Office for Statistics, Gauting will grow by 2000 inhabitants by 2034.

There is therefore a need for action in residential construction, according to the expert.

In Gauting, with a current three-quarter inventory of single-family houses, a lot is already being initiated.

But if nothing is reported again, this will lead to higher rents and further increases in real estate prices.

Apart from the “cluster” Webasto, small companies on Kraillinger Strasse in Stockdorf and on Grubmühlerfeldstrasse in Gauting, there is no business, according to Rohr.

"Existing commercial areas are enclosed by residential areas." Companies such as AOA Gauting or Geissler Präzisionstechnik have therefore already left the location.

For the future of local retailing, the appraiser recommended a supply close to the district instead of shopping markets on the green field.

With its location in the local economic area and very good connections to the A 95 and A 96, Gauting is attractive for businesses.

The high recreational value, but also the two S-Bahn stops attract people.

In principle, however, the municipality must secure its infrastructure for the future.

Because the allocation power of 1,300 euros per inhabitant is in need of improvement.

There is a need for action in the development of commercial space in the out-commuter community.

"Demand-based, space-saving living space in the settlement limits with connection to local public transport" recommended Rohr to the councils: "You are not only allowed to serve the well-off."

With the two specifically planned industrial areas Handwerkerhof at the traffic circle on Ammerseestrasse and the “Gautinger Feld” next to the Asklepios Clinic, Gauting offers local companies 6500 hectares of net space.

But this does not cover the demand from outside, said Rohr.

After Corona, this demand will pick up again.

The Asto-EcoPark in Unterbrunner Holz is therefore a recommendable project.

"I am not orientated," criticized Jens Rindermann (Greens).

Gauting is not in a position to absorb the entire settlement pressure from the south-west of Munich.

With a few state roads, with the location between forests and Würm, "we won't get the problem with the infrastructure solved," he warned.

And with the ongoing construction projects, the municipality is already creating living space for half of the forecast 1,000 newcomers.

Tobias Mc Fadden (People for Gauting, Pirate Party) therefore wanted to work through the report in peace before it served as a basis for decision-making.

With one vote against, the decision was postponed to the November meeting.
