The market town is not only planning to sell the property on Bahnhofstrasse at an acceptable price.

She wants to know whether such a hotel makes any sense.

The analysis "should show whether the interest of the community is preserved through this hotel and whether there is no damage to the local gastronomy", explains Sabrina Blandau, managing director of Alpenwelt Karwendel.

The result was eagerly awaited.

Bernhard von Freyberg from the "Zarges von Freyberg Hotel Consulting GmbH" presented it in the town hall.

As a professor of hotel management at Munich University of Applied Sciences, he is an expert in the field.

With the help of project-relevant documents, studies, architect plans and tourism statistics, his team created market and competition analyzes in a multi-part process and tried to make an exact statement for Mittenwald through interviews and visits with representatives of aja-Resort und Hotel GmbH.

One result should not surprise anyone, as it is a problem that is often communicated at the location: the severe bed loss on the one hand, the great demand for accommodation facilities on the other.

But there is one thing that Mayor Enrico Corongiu (SPD) liked to hear.

The aja investors have shown a high willingness to talk.

"They want to involve the local population and tourism," emphasized von Freyberg in his capacity as a specialist in holiday hotels.

“Based on our study and after visiting their hotels in Ruhpolding and Garmisch-Partenkirchen, they also offer changes.” The aja consortium has also been shown that it is able to bring a good offer to the market.

"We were able to demonstrate a high proportion of regular guests in all of their hotels because the respective hotel management included the population, tourism and gastronomy in their concept."

No star rating

Consultant Dennis Imhof helped with this market and competition assessment for Mittenwald.

The 27-year-old comes from a family of hoteliers in Munich and completed his master's degree under Professor von Freyberg.

He responded to the demand for labor.

According to him, this could not be 100 percent served at aja hotel locations such as Grömitz, Travemünde, Garmisch-Partenkirchen and Ruhpolding.

But everyone confirmed a positive development.

The study also showed that in Mittenwald there are not only good hotels but also many small, privately operated accommodation facilities.

"In addition, the future five-star Hotel Silva Mountain and the aja-Hotel with their high-quality facilities would be added," von Freyberg made clear.

The investor deliberately wants to forego the association's specification of a star classification, because this is associated with very specific standards and thus also has an impact on property prices.

As City Hall boss Corongiu finds, the impact assessment was not only of great interest to the community, but also to the hotel operators.

"After the investor has been recommended to us as a positive partner, the audit will be presented to the municipal council as a basis for decision-making for the approval of this special building project."
