The current major project of the building cooperative (BG) cannot be overlooked: The shell work for the new residential and commercial building BGZ2 is in full swing on Egerlandstrasse.

"We are currently concreting the basement one by one," reports managing director Wolfgang Selig.

Due to the underground parking garage that will later be open to the public, it takes up an above-average share of the overall project and needs time accordingly.

"The structural work will continue into the summer."

This week the main collector sewer will be laid on Egerlandstrasse.

The old one went right through the construction site, the successor passed it to the west.

Large wastewater pumps take over the removal of the wastewater during the conversion work.

At the beginning of November, two more large cranes will be set up in the excavation pit to accelerate construction progress.

The work is on schedule, says Selig.

However, the virus and the related measures have an impact on the representatives' meeting, which takes place every autumn.

Originally, the BG had only invited representatives and committees for the beginning of November in order to keep the number of participants as low as possible.

Due to the lockdown decided on Wednesday, this is no longer possible.

The corona pandemic has so far only had an insignificant impact on the construction site.

As usual, the Board of Directors has summarized the 2019 annual financial statements and the management report of the BG in a brochure for the 2882 members.

In it, he assesses the financial position as "orderly, the earnings position is still satisfactory".

The balance sheet total increased by 9 million euros to 158 million euros in the year under review.

The equity ratio is 33.8 percent, which is 1.5 percent less than in the previous year.

Despite rent increases, the annual surplus fell significantly by around 500,000 euros to 26,000 euros.

This is due to higher maintenance expenses and unscheduled depreciation for the construction project on Egerlandstrasse.

Housing market: Demand exceeds supply in Geretsried

The construction of BGZ2 with 93 apartments and an underground car park is BG's largest project to date.

In addition to the demolition of the old stock on Egerlandstraße last autumn, the BG completed a three-storey parking deck with 103 parking spaces on Rosenweg in 2019.

The new building with 49 publicly funded apartments and 62 underground parking spaces on Siebenbürgerstrasse has also been completed.

In addition to the ongoing maintenance measures and renovations when moving house, the BG undertook or prepared major renovation measures at Marienburgweg 17 to 23.

The maintenance costs amounted to around 3.9 million euros.

The BG manages a total of 2221 apartments and 47 commercial units, 213 garages and 1180 parking spaces in 21 underground garages and one parking deck.

Due to the population growth in the largest city in the district, the rental opportunities are good in the short and long term, but this also leads to growing problems for people looking for accommodation, especially those with low incomes.

"The building cooperative could still rent out significantly more apartments than are available to it," writes the board in its report.

This is also evident in the rise in apartment rents at other landlords in Geretsried.

"We basically rent our apartments at lower rents than the market, but due to the generally increasing cost pressure in the real estate industry, we cannot do without moderate rent increases," said the board of directors.

Due to the conditions on the rental apartment market, there is still a need to become active in rental apartment construction.

How Corona affects the BG Geretsried

On the construction site of the Geretsrieder Baugenossenschaft (BG) on Egerlandstrasse, a stricter hygiene concept applies than usual due to the corona pandemic. A few craftsmen were absent at short notice because they had themselves tested as a precautionary measure after contact with an infected person.

"Fortunately, as far as I know, the test results were negative," reports BG managing director Wolfgang Selig.

There were no material delivery problems.

While the economic consequences of the pandemic, such as short-time work, are already noticeable for its tenants at BG Wolfratshausen, Geretsrieder BG has so far not noticed any increase in rent losses.

“To be honest, we don't know why this is so,” says Selig.

With regard to the consequences of the pandemic, however, they do not see themselves in any way “over the top” and expect that “our customers' situation could become even more difficult,” says the managing director.

"From discussions with those affected, we know that the short-time work allowance is an important help here, but also that only very few of our tenants are self-employed in the industries that are mainly affected."

Up until June, there were commercial tenants at BG who were willing to defer, whose shops had been closed for health reasons, such as hairdressers, restaurateurs and retailers.

"Fortunately, we haven't had this kind of closures in the last few months since June," says Selig.

The BG was directly financially affected during and immediately after the lockdown phase in the spring.

“But we could get over that without having any problems.

Statistically speaking, we are currently not recording any exceptional situation with regard to the season. "

Most tenants talk to the BG if they have payment problems.

Selig: "We still have a large number of tenants with exemplary communication behavior, but also some customers who we have to ask several times about backlogs."
