A crown for Starnberg: tall buildings will shape the cityscape

- With a three-part new building at Kaiser-Wilhelm-Straße 1, Starnberg is getting another tall building that will shape the cityscape on the lakeshore - and thus in a prominent place.

It will tower over the central plan of the Hotel Bayerischer Hof, the corner building of the Seearkaden and the planned new building at Wittelsbacherstrasse 1.

And a facility called the Krone in the town hall will be responsible for the height of 17.85 meters.

At the corner of Bahnhofplatz and Kaiser-Wilhelm-Straße there is a house with 16 apartments.

A small part of it is to be demolished in order to connect a new L-shaped building.

It is structured as follows: An intermediate wing connects a four-story building in the north and a five-story building in the south, i.e. the area close to the lake.

In the old building, which is behind the new four-story house as seen from Kaiser-Wilhelm-Straße, there will then be twelve apartments.

In addition, there are a total of nine new ones - six in the northern and three in the southern house.

The latter extend into the intermediate wing.

Investor Walter Essler has to commit to three subsidized, i.e. affordable apartments.

Commercial space is planned on the first floor of the southern new building and in parts of the connecting building; ideally, a restaurant or shop should move into the ground floor.

Five instead of four floors: Investor presents new plans

Essler has now presented revised plans to the building committee - including five instead of four floors in the south-facing building.

The draft was much better received by local politicians than by the city administration.

The point of conflict was the desired roof terrace on the south building.

From the administration's point of view, it gives the house “a unique selling point” that “goes beyond the typical standard” - and because of the fall protection, i.e. the railing, which “is placed on the sloping roof as a crown, an even more massive effect”.

Conclusion: The whole thing is simply not compatible with urban planning.

For the members of the building committee, yes.

In the end, they voted for the roof terrace with 11: 2 votes.

Mayor Patrick Janik voted against.

Ludwig Jägerhuber (CSU) was not the only one who expressed “Congratulations on optimizing the planning”.

City architect Stephan Weinl does not consider the newly added arcades on the ground floor of the southern building to be successful, but mayor Janik likes them.

Jägerhuber said: "They loosen up the facade."

Even in his premises on Maximilianstrasse, Walter Essler struggles to find retailers.

The investor describes the property at Kaiser-Wilhelm-Strasse 1 as a “1b location”.

Nevertheless, he wants to try a business or a restaurant with his company Frei & Essler Baumanagement.

“The frequency is decisive.

I would prefer a shop where customers push the door handle, ”says Essler.

For restaurateurs, the location near the city center, the lake and the train station is not bad.

But the investor is not certain “whether there will be so much going on after Corona”.

In order to accelerate the revitalization of the city, the Essler building committee made a condition by resolution: After completion, it should seek a restaurateur or dealer for two years.

Only then should other traders such as tax advisors or medical practices be allowed to take part.

In the worst case, Essler's premises will then be empty for two years.

The man with many years of experience as a landlord in Starnberg does not expect that.
