Wartenberg - Full of anticipation, both the market town and the district's housing association are looking forward to the construction of the social housing at Wartenberger Bründlplatz.

The company's building application recently received the unanimous green light from the building, environment and transport committee of the market council, although the planning includes minor overruns.

Meanwhile, the discovery of contaminated sites on the area (we reported) should cause delays.

The conventional brick building with a cellar and a tent roof has nine apartments with a total area of ​​534 square meters including a balcony.

There is a one, two and three-room apartment on each of the three floors.

They are 36, 59 and 82 square meters in size.

There are 13 parking spaces on the 944 square meters of land.

The cost of the project: around 1.7 million euros.

The building owner is the housing association, the market community that provides the property has a 75 percent occupancy right.

The rent is likely to be between 8.50 and 9 euros per square meter; in comparable buildings the average in Wartenberg is between 11 and 12 euros.

“We stumbled across the contaminated sites by chance,” reports Matthias Vögele, the company's managing director.

The resulting delays are currently not foreseeable.

In any case, the original plan was for construction work to start next spring and for the building to be ready by the end of 2022.

The contaminated sites could thwart this schedule.

"We now have to dig, then store, sample and dispose of on the site," says Vögele about the procedure.

As reported, the contaminated sites were noticed by an expert opinion commissioned by the company.

The district administration also gave an assessment: "The contamination is probably a former filled clay pit."

"It cannot be ruled out that in the course of the construction work further, possibly higher contaminated soil will be tapped." Because of the contaminated sites, the earthworks will be tendered separately, reports Vögele.

The housing association has asked the market for participation.

According to the decision of the market council, Wartenberg will assume up to 50 percent and a maximum of almost 40,000 euros of the costs for excavation and disposal of contaminated material.

As recently became known in the Wartenberg Committee, the building application slightly exceeds a few limits.

According to Theresa Wannisch, Head of Construction Management, the ancillary facilities are 28 square meters too much.

In addition, a parking space is outside the designated areas, and rounded it would even need 14 instead of the 13 provided parking spaces.

According to Wannisch, however, the deviations are justifiable.

Just like the ridge height, which is 42 centimeters too much.

From a distance, however, this is hardly noticeable and the existing development is not affected.

The committee members did not criticize these deviations.

Eduard Ertl was more concerned about the viewing triangle at the exit.

He wasn't so sure whether that would be guaranteed, especially since trucks would also be in the area.

Wannisch and Mayor Christian Pröbst, however, invalidated these concerns.

Pröbst had to admit a little faux pas: The house numbering at the new Bründlplatz is a bit mixed up, but this is justifiable because of the character of the square.

As is well known, two staff residential buildings for the clinic are being built on the area of ​​the demolished Bründlhof restaurant, one of which, according to Pröbst, has already been occupied.

In the meantime, Vögele is already looking forward to when the social housing is in place at some point.

He thinks a lot of the project that was tackled on the idea of ​​the former mayor of Wartenberg, Manfred Ranft.

He asked Vögele about it at the time.

"And we are always interested in such projects," stresses Vögele.

For example, on an even larger project that was inaugurated two months ago: the 65 social apartments in the Thermengarten-Süd in Altenerding for 14.5 million euros.

The declared aim of society is to create affordable housing.
