Peiting is once again in the middle of the land-use planning for a new building area, this time in Drosselstrasse.

There is a sustained high demand for land for home construction in the neighboring community, said city architect Sebastian Dietrich, summarizing the item on the agenda at the latest city council meeting.

For this reason, the market municipality indicates suitable areas where it has land itself or where it has co-ownership, in order to be able to provide the local population in particular with inexpensive building plots.

Schongau was heard in this project as a carrier of public interests, but is not affected.

Praise for the neighbor Peiting

“I don't like to praise the Peitinger, but they are very much ahead of Schongau”, Michael Eberle (CSU) used the opportunity to speak.

He is convinced that this is the right way, "I envy the Peitinger for it and hope that we can do it at some point".

Eberle had to interrupt his execution, as Mayor Falk Sluyterman described it as a “general political statement”, but took up the point again at the end of the session under “Miscellaneous”.

One should think about how Peiting can provide the population with affordable building sites, if there is again a possibility.

Dietrich had a clear answer to this: “The city of Schongau currently does not have such areas.” Greifenstrasse was the last option.

Six new semi-detached houses are currently being built there and will be ready for occupancy at the end of 2022.

The building area is being developed by "Wohnbau Meusel".

2.9 hectare area

But also in the north of Schongau, smaller plots are to be shown with prices that one should be able to afford.

At least that is the preliminary planning of the city, which is working on the "Southern Oak Field" development plan.

A year ago, plans for the so-called "fish bubble" were presented to the city council, a 2.9 hectare area north of the Gnettner area.

The building and environmental committee should deal with further details, but there are corona-related delays, as Dietrich explains on request.

"The measure continues in the background, but because of Corona, traffic reports and reports for noise protection measures cannot be made well, reasonable traffic figures could not be obtained." For the entire building area in the north of Schongau along the slope edge of the hospital - only the southern oak field is one of originally five planned areas - the report of the Bavarian State Office for the Environment (LfU) is still pending.

An on-site meeting took place in autumn 2018.

Because the other four building quarters are in the Urlechtal valley, which may even be kept completely free from development.

Dietrich is in contact with the LfU, "but there is still no final state of affairs".

However, there is also no great pressure behind this, "because we first have to use the areas in the urban area before new areas can be designated outside".

In the meantime, the legal framework has changed.

The city continues to focus on densification, whether on Schönlinderstrasse, Marktoberdorfer Strasse or Greifenstrasse, which the city council mentions.

"That is why the verbal contribution irritated us so much, because the city council decided against implementing a local model," said Dietrich.

“An administration can only take up what it has been commissioned to do,” he made clear.

Subject to meeting next Tuesday

In the next city council meeting, however, further strategies around the building land in Schongau will be dealt with, in the context of an application.

The SPD parliamentary group had proposed introducing a guideline on socially fair land use in Schongau (we reported).

This will be voted on next Tuesday (the meeting starts at 7 p.m. in the Ballenhaussaal).

In the "southern oak field" there must be a resolution by the end of 2021.

The development plan is to be drawn up using a simplified procedure.

A local model is not possible there either.

Overall, the city council would first have to make a decision in principle, so Dietrich.
