Munich - The dramatic situation of the retail trade during the Corona restrictions is now also evident in shop rents.

They fell significantly after around 13 years at the highest level.

In Bavaria's prime location, Kaufingerstraße in Munich

, the rent for an 80 square meter shop with a five meter storefront was over 400 euros per square meter per month for years.

Since March the price has fallen from 410 to 370 euros - by 9.8 percent!

The

broker association IVD Süd

published the figures

in its market report.

In district centers such as Schwabing or Rotkreuzplatz, a comparable rent only cost 88 euros instead of 95 euros.

Even with shops in very secondary locations, often in residential areas, the rent fell from ten to 9.50 euros.

Significantly fewer passers-by in the shopping streets

Cause: The customers stay away.

This was confirmed on Thursday by the pedestrian frequency analysis by the real estate broker Engel & Völkers for Germany's busiest shopping streets.

On November 30, the average number of passers-by per hour in Neuhauser Strasse fell by 56.4 percent compared to the first Saturday in Advent in 2019

- to 7733. In Kaufingerstrasse, the decrease was 53.0 percent and in Schützenstrasse 53.4 percent.

Only in Maximilianstrasse was it slightly lower at 43.5 percent.

The IVD's pedestrian frequency count also showed a dramatic decline in the lockdown phases: It fell by up to 94 percent in March compared to the high in February.

In the still applicable partial lockdown, it was up to 52 percent.

The temporary mask requirement in September was a customer distributor: 44 percent stay away.

Coronavirus: Rental price drops in large Bavarian cities

On average in the major Bavarian cities, there were also significant

rents

declines - in the business core, depending on the location and store size, between minus 2.1 and minus 4.9 percent.

Augsburg and Nuremberg, among others, recorded a clear decline: rents for smaller shops (60 square meters) fell by 10.8 and 7.4 percent, respectively, for larger shops (150 square meters) the price level fell by 12.1 and 2.9 percent, respectively Percent.

There were only marginal price increases for both shop sizes in

Erlangen

.

In the wake of the Corona crisis, the streetscape in the Bavarian inner cities will change

, IVD boss Prof. Stephan Kippes is sure.

In addition to the biggest sufferers - the gastronomy and hotel industry - retail is not spared either.

There had been a bit of a crisis there due to the increasing sales of online retailers before the pandemic.

Especially an extension of the current partial lockdown into the pre-Christmas period, i.e. into what is usually the time of the year with the highest turnover, will continue to affect stationary retailers, says Kippes.

Established brands such as H&M and Esprit have already announced that they will be

thinning out

their

branch network that has

been dense to date

.

"In the future, the large chain stores could increasingly rely on a few representative flagship stores in the city centers, the actual sales would then migrate even more to online business."
