Selling or gilding the charcoal villa?

The Schongau Köhlervilla is to be sold, which not all city councils support.

The city should not simply sell this treasure, but must gild it, demands the CSU parliamentary group.

Above all, however, the topic must be discussed publicly and not behind closed doors.

Schongau

- "The Köhlervilla is a treasure that fell into the city's hands a few years ago," said Michael Eberle for his parliamentary group.

The CSU requested that the discussion about the development and future use of the area be put on the agenda at the next public meeting.

Apparently there had already been non-public discussions about selling the building in September.

"The property is centrally located on Bahnhofstrasse, close to the old town and the train station and would be just as suitable as a location for a municipal facility or an authority as it is as a residential and commercial property," according to the CSU application.

"Eberle: Thinking into the future"

“You have to think into the future,” demanded Eberle, who could imagine that the property could also be offered for a relocation of the authorities out of a large city - such as food control.

“The future business promoter should be able to offer something,” says Eberle's cross-reference to the CSU's proposal, previously discussed in the city council, to quickly hire a business promoter again in Schongau.

Eberle can also easily imagine a bicycle hotel on Bahnhofstrasse, as this could give the old town in particular an important boost.

Last but not least, a local project could also be implemented there, a social housing project, for example, as it was recently presented for the Engler site (we reported).

Eberle suggested setting up a working group to think about the future use of the property.

"This is a treasure for Schongau, if we only silver it, you have done too little, you have to gild it and not sell it off lightly."

Sluyterman: "Proximity to the train station is not enough"

Mayor Falk Sluyterman asked which authority Eberle could specifically imagine.

He himself had already extolled Schongau to Prime Minister Markus Söder and received a rejection.

“Just being close to the train station is not enough,” says Sluyterman.

Schongau has an outdated railway infrastructure, which is why it is simply not of interest to authorities in the Munich suburbs.

"We're too far off the beaten track."

They also checked their own needs, "there is no need," emphasized Sluyterman.

And the property is not suitable for a local model either.

“We want to keep the Köhlervilla as a building.” The building has been empty for seven years.

“In my opinion, you should end the condition as soon as possible before it falls apart.” The property should be put out to tender in a bidding process with the condition that the building be preserved.

"I am against a sale, then the money and the property will be gone," said Hans Rehbehn (CSU) against these plans.

He wanted to know whether the possibility of a heritable building right had been examined so that the property would not be lost in the long run.

"Otherwise at some point we would have sold our whole beautiful city."

City architect Sebastian Dietrich was able to calm down.

The Köhlervilla is located in the planned redevelopment area and, albeit not under monument protection, is an important building from the early days that characterizes the townscape.

He could imagine many good projects, including private measures such as a bicycle hotel.

"But we have to invest now, otherwise it means a loss of substance," warned Dietrich of the building's deterioration.

Evil: The application has already been made similarly

Ilona Böse (SPD) recalled that in July of this year the Koehler Villa had already been addressed in a motion and that they had not publicly agreed to wait.

"They only take up our proposal, even if it has been modified somewhat," said Böse in the direction of the CSU.

There was consensus to keep the Köhlervilla.

"The SPD's application was aimed at auctioning off, ours at keeping," countered Eberle, who repeated the demand that the issue should be discussed publicly.

"It is one of the last fillets in Schongau, but is not a listed building," warned Oliver Kellermann (CSU) against making a renovation case of the building, the roof was already leaking.

"It's time we finally got the vacancy closed," said Sluyterman.

In the end, the council agreed with 16: 6 votes that an award procedure in various variants, including long-term leases, should be prepared.

The villa should be preserved.

The city council should discuss this again.

Before the property is offered, however, the constitutional resolution of the redevelopment area should first be made.
