Houses are selling like hot cakes in Seine-Saint-Denis

2021-01-08T12:58:38.877Z

The department of petite Couronne benefits from the desire to buy larger with an outdoor space. But not all cities get it

“It's a crazy deal right now.

This is how Olivier May, boss of the central May agency in Aulnay-sous-Bois (Seine-Saint-Denis), reacts when asked if he has more requests at the moment.

“People are fighting for a pavilion that is not exceptional.

On the other hand, a more qualitative good will not find a taker.

It is really the case that arouses interest… ”, he comments.

Like Aulnay, several towns in Seine-Saint-Denis are attracting more and more buyers from outside the local clientele because of their low prices and the possibility of having something bigger.

A postponement movement which is not new, but which seems to be increasing according to several professionals in the field.

“Intramural Parisians have been coming to Romainville for four to five years by choice to have an exterior, whether it is a house with a garden or an apartment with a terrace.

They want more square meters, an extra room for an office, for example, ”says Anne Delaigue-Desgranges, head of the Alexan real estate agency.

Increased demand with the development of teleworking linked to the health crisis.

Suddenly, prices in the city are on the rise: 4,958 euros / square meter for apartments, i.e. + 0.6% over three months, + 0.9% over one year and + 16.4% over three years, according to the Best Agents rating site.

Examples: a garden level of 72 square meters in the new building with three bedrooms, two small terraces and a parking lot sold for 415,000 euros, a 42 square meters located on the first floor, with parking and elevator, went to 300,000 euros.

The extension of line 11 in 2023 and the arrival of future Grand Paris Express stations in the city and its surroundings play on attractiveness.

The May d'Aulnay-sous-Bois central agency sold a two-room apartment of almost 49 square meters in this building for 245,000 euros.

In Aulnay-sous-Bois, the Grand Paris Express effect is not felt, but the market is extremely dynamic, especially for houses that are leaving like hot cakes.

“It's jostling.

If it fits at market price, it is sold very quickly, confirms Arnaud Davy, head of the ACA agency.

Since the confinement, we have sold a lot less apartments than houses.

We have a lot of people who are in Paris or on the outskirts of Paris who live in apartments and want a pavilion.

Here, for 350,000 euros, they can have three bedrooms and a large garden.

"

Aulnay south, with its RER station, is the most popular district.

According to Meilleur Agents, the price per square meter of apartments of 3,351 euros has evolved by + 0.6% in three months, 2.1% over one year and 7.3% over three years.

That of houses is established at 2,900 euros / square meter.

Olivier May, of the May agency, goes even further: it is sometimes cheaper to buy a house than a pavilion in the city.

"For apartments over 200,000 euros, if there are no services, it does not sell ...", he continues.

A sale in 24 hours

With its 3,966 euros per square meter for apartments and 4,100 euros for houses, Le Raincy is also attractive.

Apartment prices have increased 0.6% in three months, but fell 0.1% over one year.

"Prices are stable," estimates Grégory Vaillant, head of the Comm'il vous plaira agency.

The city has always enjoyed a very good reputation.

What we observe is the attractiveness of people who are in an apartment in or around Paris and who want to be bigger or have access to the house.

We see more people from Vincennes

(Val-de-Marne)

, but also from the west of Paris.

»Houses with floors of 35-40 square meters sell out very quickly.

But the apartments are not left out.

Grégory Vaillant sold one to the Pavillons-sous-Bois in 24 hours.

Not all the cities of Seine-Saint-Denis are benefiting from increased interest from buyers.

“We have good demand but it's the same clientele of foreign origin that we have always had.

It is a local clientele or the surrounding towns.

We don't have many people from Saint-Denis or Paris except for a rental investment, ”notes Mr. Michel, manager of the Immo Stains agency.

Perhaps, according to him, because of the bad image people have of the environment and schools.

Even if it recorded a small increase in prices, Montfermeil also remains mainly on a local clientele, with a few Parisians and inhabitants of Yvelines or Hauts-de-Seine.

"Just after confinement, we felt an interest but there was nothing concrete", concludes a NATimmo negotiator.

She foresees the arrival of several goods in the days to come.

Here, the square meter is 2,732 euros for apartments and 2,548 euros for houses according to Best Agents.
