The Planning Subcommittee of the Housing Authority approved the allocation of some of the Diamond Hill public rental housing units under construction as green homes, involving about 2,100 units, and accepted applications in May this year.

The demand for public rental housing is already strong, and the number of public housing in urban areas is even limited. The government should take the lead in letting people on the public housing waiting list go upstairs.

Furthermore, last year the green housing project was unsalable, and the Housing Authority continued to promote the project without acting on the diplomatic account and reviewing the future direction. This is definitely not ideal.

In November last year, the "Policy Address" announced that the Housing Authority launched 4,700 green homes for sale in the fiscal year of 2021/22 in two batches.

It was announced on Monday that the public housing project at Da Hom Village in front of Diamond Hill involved 2,112 units from three public housing blocks under construction.

The units are designed according to typical public housing standards and are expected to be occupied in the first quarter of 2024 at the earliest.

Robbed urban public housing

Regardless of site selection or overall policy, these units should not be "stained green" at all.

In terms of site selection, the project robbed the already tight urban public housing units.

Looking at the public housing and green housing construction plans from 2020/21 to 2024/25 alone, it is estimated that a total of about 16,000 units will be completed by the two. Taking into account the Kwai Tsing and Chai Wan projects that have been on sale, plus the Diamond Hill project, the green homes Residential units have accounted for about 5,800, accounting for 36%, which is definitely not a lot.

Although the traffic is well-developed and it is common to move across districts to work across districts, many grassroots neighborhoods work and live in urban areas. If you move into public housing in the New Territories, the commute time and money costs are heavier than the upper middle class, so try your best Want to stay in the city.

The increase in green housing units is bound to undermine their remaining expectations.

In addition, the actual completion of public sector units in the past few years was lower than the original estimate of the Long Term Housing Strategy, which was a difference of more than 10,000 units.

That being the case, the government has to leave the largest part of the public sector units in public rental housing in the future.

Furthermore, last year, the sale of the green homes in Die Chui Court and Ching Fu Court was unsalable, and there were about 520 units remaining, most of which were below 300 square feet, adding to the sales situation of the Diamond Hill project.

These green homes are designed according to typical public housing standards, and the area ranges from about 152 to 406 square feet. However, because officials have said that the number of public housing and green homes can be flexibly deployed, it is estimated that the design and public housing are not much different. .

The two projects were not attractive last year, and even single applicants were not willing to subscribe.

The epidemic has reduced the desire of public housing tenants to buy their own homes. It is also the reason why the area deviates from the urban area and the area is too small.

It is true that the Diamond Hill project has convenient transportation and may not be more attractive than last year's project, but the small unit size is quite "rushing for customers."

They will judge that since the quality of public housing and green homes are not too far apart, the incentive to buy a home is not great.

Going forward with green homes does more harm than good

The government reluctantly promotes green homes, and can only push existing tenants to leave the public housing sector, tighten the income asset qualifications for public rental housing, or make green homes flow into the free market trading conditions more attractive.

However, this is tantamount to adding firewood to the private market. On the one hand, public housing tenants who have been "kicked out" can only rent or buy private housing units if they cannot find green housing units. A few years later, the units were sold for profit.

Another way is to "make a big deal." Even Chief Executive Carrie Lam said earlier that the unit area affects sales, but she bluntly said that the increase in the area of green homes is no different from the home ownership, and it seems difficult to achieve.

As a matter of fact, last year's slow-moving sales of Green Homes ended, which was the first time since its implementation in 2015. The Housing Authority and the Government should thoroughly review and suspend the measures during the period, rather than blindly re-launch them.

The government uses green homes to satisfy the dream of some public housing tenants. Although the concept is good, it is by no means a priority now.

The government must distinguish the priority of housing policy, first of all to meet the needs of the public for public rental housing, and to regulate the housing and rental conditions of private buildings so that they can live in peace.

The Housing Authority should take warning from the slow sales of mosquito-type units in new green homes

The "speculation" of Green Homes is gradually increasing, and the transfer restrictions should be stricter
