Real estate: zoom on ... the 12th district, the cheapest district in Paris

2021-01-21T11:19:50.833Z

With prices below the Parisian average of 10,408 euros / square meter, the 12th is the most attractive arrondissement in the capital, alongside

Is the 12th arrondissement one of the last places still untouched by the madness of price increases in the capital?

We can ask ourselves the question as they seem "reasonable", compared to neighboring districts.

Indeed, of the four districts that make it up, Quinze-Vingts, Picpus, Bel Air and Bercy, the last three show figures below the Parisian average, located at 10,408 euros / m2.

But in view of the projects to come, this situation may not last.

In this sector, prices have fallen by 0.3% during the last three months.

Paradoxically, this proves that it is holding up rather well because, over the same period, in the capital, the average price drops four times faster, with -1.2%.

Thus, if we consider Paris divided into 80 districts (four per arrondissements), the 12th comes in third position after the 19th and the 20th, in terms of the number of districts where m2 is the least expensive.

These lower prices no doubt explain why the fall was more contained.

Moreover, for many professionals, this is an epiphenomenon.

“Since the beginning of January, things have started well again, welcomes Sébastien Soubielle, from the Garance Immobilier agency.

The 12th district remains relatively cheap compared to the Parisian average.

It also helps keep a local clientele.

Families are less obliged than in other districts to move to the suburbs to buy larger items.

Even if it's still elitist prices.

"

A good quality of life for families

A 90 m2 avenue Michel-Bizot, with a balcony and view of the Eiffel Tower, was sold for 980,000 euros, or 10,800 euros / m2.

“Of course, we have seen a decrease in the last three months, especially because of the second confinement, but there will always be demand,” continues Sébastien Soubielle.

It is really a neighborhood that is still under-rated in terms of its quality of life.

And above all, it is mainly families that we see in the streets.

Family is the word that comes up a lot in the mouths of real estate agents.

"There are many shops, large airy thoroughfares, full of amenities for children, the Bois de Vincennes nearby, in short, the neighborhood has many advantages," analyzes Adeline Gautry, director of the Laforêt Gare agency. from Lyon.

And we are both inside Paris with the Quinze-Vingt which touches the Marais and close to the outside with quick access to the ring road.

"

On the marshals, we are at 9000 euros per square meter

Logically enough, the closer you get to the center of the capital, the more prices increase.

There are nevertheless peculiarities, such as this enclave in Bercy.

“In this part of the arrondissement, it is mainly 1% employers or housing in the city of Paris, decrypts the young woman.

There is very little private accommodation.

So when one of them breaks free, he leaves right away.

Especially if it overlooks the Bercy park.

Conversely, the closer you get to the ring road, the cheaper it is.

However, not all doors are created equal.

So if the Porte de Charenton tops out at 9,000 euros / m2, the Porte Dorée, close to the woods and equipped with Haussmannian buildings, charges for its much more expensive services, between 9,500 and 10,000 euros / m2.

But this is an exception.

In general, as soon as you are on the boulevards of the marshals, prices fall.

"Between the fairly noisy traffic and buildings with more social vocation, prices plummet," underlines Jean-Pierre Henrard, director of the Century 21 AAN-Nation agency.

We are more in the 9000 euros / m2 ”.

The Sorbonne Nouvelle will move to Nation in 2021

The real transformation of the district is taking place on the side of Nation-Picpus, which is to host the University of the Sorbonne Nouvelle - Paris 3 (dedicated to the arts, letters and human sciences) over 35,000 m2, or 18,000 students and 1,500 research, teaching and administrative staff.

The opening is scheduled for the start of the 2021 school year.

And we will have to accommodate all these little people.

“I sold a 120 m2, rue Adolphe-Netter, at 1.2 million, smiles the professional, or 10,000 euros / m2.

In the same street, I offered a three-room apartment of 75 m2 for 830,000 euros (11,066 euros / m2).

But beware, in the new, it's not the same.

There is a boulevard de Picpus program which trades between 13,000 and 14,000 euros per m2.

"

So what future for the borough?

While the majority of agents believe that the decline is not going to continue, it does not mean that the hardest part is over.

“In June, we sold the apartments at the price, in a week, admits Adeline Gautry.

Today, it will be more like a month.

And with negotiations.
