Housing Weilheim: New headquarters and new apartment blocks in the north of Weilheim

- The quarter north of Kaltenmoserstraße is practically the birthplace of "Wohnbau Weilheim": In 1950 the company's first residential buildings were built at Steinlestraße 5-9.

Today there are around 400 "Wohnbau" apartments in this quarter, which is a quarter of the total stock.

The oldest buildings of the non-profit GmbH, whose shareholders are seven municipalities from the Altlandkreis Weilheim and the district itself, also include four apartment blocks on Seitzstraße: They were built in the 1950s and are considered "no longer suitable for renovation".

Which is why they will soon be replaced by new buildings.

The planning for the new development of this area is already in place.

It is the result of an urban planning competition in which three architecture firms have participated.

The winning design by the Wolfratshausen architect Andreas Doktor provides for three angular residential buildings at Seitzstrasse 4, 6 and 8 - as well as a new administration building for "Wohnbau Weilheim" on the property at Seitzstrasse 11 (see below).

For the residents of the four old buildings that will be demolished for this purpose, they will "provide replacement living space in good time", the company assures.

Construction of the administration building should start in 2022, the new residential buildings will follow later.

The construction committee of the Weilheim city council has already unanimously approved the plans.

"That fits well into this square, there is nothing against it," said Mayor Markus Loth (BfW) in the January meeting.

"Wohnbau" also needs an "appropriate administrative building".

The city council will presumably decide in its public session on Thursday, January 28th (from 6.30 p.m. in the city hall) to draw up a development plan for the project.

"Totally great" thinks city architect Andrea Roppel-Sommer, who was part of the jury of the planning competition, that the four-storey administration building is planned as a "zero energy house".

The density of the three new, angular apartment blocks is “very well tolerated” in view of the neighboring commercial buildings, she emphasized in the building committee.

A good 60 apartments, on average 65 square meters, will be built there.

In the buildings that will be demolished for this, there are 41 residential units with an average size of 39 square meters.

A shared underground car park with around 90 parking spaces is planned for the administration and the new apartments - all of which are expected to be “socially supported”, a mix similar to that in the nearby “Lindenpark” is planned.

Between the administration building and the northern block of flats, a spacious square is to be created which, according to “Housing”, is also intended as a “quarter center for the tenants of the surrounding 400 apartments”.

New administration building equips "Wohnbau Weilheim" for further growth

With the new administration building on Seitzstrasse, "Wohnbau Weilheim" is geared towards future growth, as stated in a company press release.

With currently 28 employees, the current headquarters on Weinhartstrasse are “filled to the last seat”, and there is no space for other employees.

But with the ongoing new construction program (119 new apartments in the period from 2013 to 2023), the need for staff is growing steadily.

Thanks to this “natural growth” alone, Managing Director Markus Kleinen expects “around 35 employees” in the next few years.

With the new administration building on Seitzstrasse, for which construction is to start in 2022, “Wohnbau Weilheim” would even be armed for its share in a second housing association for the western part of the district, which has been discussed again and again.

For the time being, however, one floor of the four-story new building - which will be a “zero-energy house” - is to be rented to third parties.

In addition to the administration of the "Weilheim residential building", the new building will also house a central caretaker base.

The previous administrative headquarters on Weinhartstrasse can no longer be expanded for legal reasons.

This property is to be sold to counter-finance the new building.
