SWL speaks of a rental option until 2034

SWL confirms this and even speaks of a rental option until 2034. SWL is currently in legal dispute with Certina.

On request, managing director Bernd Schonlau informs that a court case has to be clarified whether the rental agreement still exists and, if so, whether the landlord has to provide the necessary fire protection and insurability of the rental property.

Schonlau: "As soon as the legal proceedings are concluded, SWL will either leave the rental site or, after the landlord has provided fire protection, sublet it by the end of 2034." SWL asserts that development of the entire site is "of course not willfully in the way".

However, there is no offer from Wehrmann in this regard.

The Certina owner actually has far-reaching plans for the site.

First of all, it is important to him to establish that Certina “is not a real estate investor”.

The investment company primarily invests in companies in order to develop them further with appropriate specialists if necessary.

Apartments are "at most a supplement to commercial use".

For the Munich Wehrmann, Tölz is “a pearl that needs to be dusted”.

The Moraltpark in the neighborhood is not necessarily a role model for him.

An industrial wasteland or a "quickly placed electronics market" are not his goal.

Instead, he has the vision of a “lively new district” and a “non-boring industrial area”, in which there is also a quality of stay in the evening.

He therefore also wants to preserve the interesting clock tower building, for which monument protection is incidentally, and is thinking about “lively gastronomic concepts”.

"They would be good for the site."

Wehrmann wants to be proud of the project in 20 years

All in all, Hans Wehrmann wants to be “still proud in 20 years” of the concept that is to be developed for the moral terrain.

That is why he meets regularly with the city to clarify the commercial needs of the region and to coordinate the plans accordingly.

“This is no longer just an exchange of ideas, but very solid work,” says Mayor Ingo Mehner.

The authorities involved, such as the water management authority and the road construction authority, are also involved.

This is important because both authorities are responsible for critical problem areas in the development of the area.

Flood protection is an important issue

On the one hand, it is about flood protection.

Mehner says that the main issue is less the protection of the moral terrain than the Große Gaißach.

For years there has been discussion about technical protective measures along the stream, which is harmless in dry seasons.

When the water floods at over 90 cubic meters / second, the trickle becomes a torrent.

The huge protective measures discussed years ago have now been slimmed down.

This year the city of Tölz and the municipality of Gaißach are to be informed and the plan approval procedure initiated, says Andrea Vogg, project manager at the Weilheim water management office.

It will also be about the Linsensägbach, which runs parallel to the main road over the moral terrain.

It is fed by the Große Gaißach.

Linsensägbach as an invigorating element

The Mayor of Tölz expressly wishes that the stream will be retained as an invigorating element of the new district in the future.

But how much water?

Investigations are currently ongoing, says Vogg.

Ultimately - this is about EU law - enough water must remain in the Große Gaißach to enable fish and microorganisms to climb up.

Mehner believes that these are solvable issues.

He recognizes another sticking point in the traffic development of the area.

There is a lot to consider.

After the completion of the northern clasp, it will be important that the moral distributor does not become a traffic bottleneck, says the mayor.

If a fully developed moral area is added, then the traffic problem can be expected to worsen.

“Intelligent solutions are needed so that the situation does not worsen.” From the point of view of the road construction authorities, multiple entrances to the B 13 are probably not possible.
