Erding - The dream of owning a home is bursting in the Erding district, even for families with normal income, because of the constantly rising prices.

On the other hand, home ownership is the best retirement plan.

In Germany, its share is among the lowest in a European comparison.

The district's housing and real estate company wants to close this gap in the next few years - at least a little.

Jakob Schwimmer, who has been chairman of the district and numerous municipalities for over a year, developed the hire-purchase model for the Erdinger Land two and a half years ago.

It should become the main task of society, announced the 71-year-old in a press conference.

It is about 200 apartments, spread across the entire district.

"Families in particular benefit from this."

The company is building apartments and initially renting them out.

Ideally, the tenants' aim is to acquire the units later.

“The monthly rent becomes the monthly rate,” explains the former vice district administrator.

The highlight: When buying, it is not the - then considerably higher - market value that counts, but that at the time of manufacture.

“We want to do something about the overheated market,” says Schwimmer.

District Administrator Martin Bayerstorfer seconded that it was also possible to bring in higher amounts, such as inheritances, in order to move from tenant to owner more quickly.

The offer is aimed primarily at families, "that's why there will be larger units," says Bayerstorfer.

It would not be luxury apartments, but good quality, says Schwimmer.

He also reports that the hire-purchase idea “met with a consistently positive response” from the municipalities.

You would have to play along so that the housing association can get building land.

You can afford that "because we have no pursuit of profit, but only want to cover the costs".

Basically, the former mayor of St. Wolfgang and ex-member of the state parliament believes “that we will build more in the country to take the pressure off the market”.

The first floor plus two or even three floors are likely to become the rule - "as is already the case in South Tyrol today".

He is targeting the hire-purchase model not only in the cities, but also in the countryside, "and then 200 units are not that many".

However, nothing is concrete yet, but according to reports, there could be a first chance in Erding to roll out the new model.

Most recently, the housing company and its busy managing director Matthias Vögele built 65 social housing units in seven buildings with 100 underground parking spaces on Theresia-Gerhardinger-Straße in the Thermengarten-Süd development area in Altenerding.

They were occupied in autumn 2020.

According to Schwimmer, all of the company's 215 units in Erding, Taufkirchen, Isen and Dorfen are currently rented out.

In Wartenberg, nine units are being built in the multi-storey apartment building, and it should start this spring.

However, there are currently problems due to the unexpectedly heavily contaminated soil.
