- A commercial developer from Gilching (Starnberg district) has presented himself to the Schleissheim municipal council as an investor.

The "Asto Business Group" is to design areas in the south of the B 471 as a kind of premium commercial area.

The 15 hectare area opposite the Ertlsiedlung is probably the last potential industrial area for Oberschleißheim.

However, the location in the landscape protection area is controversial.

Only recently the municipal council applied for the areas to be removed from the protection status.

Nothing speaks against the fact that the district council corresponds to the wish.

At least the Greens in Schleissheim cannot come to terms with the loss of protected nature.

Because of the proximity to the autobahn, the parliamentary group also suspects that the desire for a climate-neutral premium commercial area based on a mix of industries consisting of light production, research and development is by no means a sure-fire success.

"At some point the space has to be occupied"

Helga Keller-Zenth recalled earlier experiences with another commercial area, when premium tenants stayed away despite years of advertising.

“At some point the space will have to be occupied.” Keller-Zenth is convinced that, due to the favorable traffic situation, forwarding agents and the like in particular should apply for a place in the industrial park.

"Asto" should counteract such undesirable developments from the outset.

The company can refer to successful projects and experience with municipal industrial estates.

In Martinsried, for example, where biotech is at the center.

Medical technology and pharmaceuticals in Erlangen.

Plus aerospace in the Asto-Park in Oberpfaffenhofen.

The commercial developers rely on “anchor tenants” like Siemens in Erlangen.

"Asto" is putting together the rest of the commercial area around prominent tenants.

Asto an "excellent partner"

Mayor Markus Böck (CSU) has long since made the business park in the south of the B 471 a top priority.

The community needs cash.

However, the opportunities to get taxpayers money are rare.

Böck sees “Asto” as an “excellent partner”.

Conceptual ideas obviously fit together, which is why one in the town hall could very well imagine employing “Asto” permanently as a district manager in the industrial park.

Like the community, the people of Gilching are interested in producing tenants, in research companies, if possible with their own laboratory.

"Asto" is based on synergy effects with the nearby campus: veterinary medicine, environmental issues, health and food safety.

A related industrial area should have a unique selling point beyond the region, advertised "Asto": "Innovative handicraft" could be won over as a supplier.

Cafés and small shops planned

The commercial area itself should convey a high degree of quality of stay with lots of greenery, cafes and small shops.

Rental bicycles, child care, attractive leisure activities, student apartments;

if it goes to “Asto”, the industrial park should resemble a lively district.

“We want to be open to everyone,” said the managing partner, Ekkehart Fabian.

“People should come to us.

Asto envisions a close connection between the industrial park and the rest of the community.

As for the next steps, the Gilching investors kept a low profile.

It is still too early for a detailed schedule.
