Despite the crisis, real estate crowdfunding is a hit in Ile-de-France

Crowdfunding does not know the crisis.

This financing system, from individuals to facilitate the launch of real estate projects, has met with great success.

Especially in Ile-de-France which attracts nearly half of the funds raised in 2020, or 225 million euros out of 503 million euros in total according to the Fundimmo.fr platform.

While the sector was weighed down by the pandemic, the number of programs increased from 172 to 204 in one year.

Paris and Hauts-de-Seine are the departments which have attracted the most investors.

To launch a real estate project, developers turn to banks.

But the latter do not want to be the only ones to take risks and therefore demand that the programs be financed by own funds to the tune of 10 to 15%.

Apart from the construction giants, few entrepreneurs can put so much money on the table, especially if they have several projects at the same time.

And that's where crowdfunding comes in. On the platforms, individuals can choose the project to finance thanks to a whole lot of information on the geographical location, the number of apartments, the yield, the delivery. , the progress of the project… In 2020, nearly 71 million euros were distributed to investors in Ile-de-France.

What can explain such success last year?

“It is an increasingly well-known financing circuit, analyzes Jérémie Benmoussa, founder of Fundimmo.

In addition, if the municipal elections brought down the number of building permits in the provinces, especially with the arrival of many elected environmentalists, this was a little less the case in Ile-de-France.

In addition, the permanent tension of the Ile-de-France real estate market ensures, even before the laying of the first stone, the success of projects.

“With scarce land, many programs are in fact rehabilitations of buildings, continues the young entrepreneur.

And this type of site is quite specific to Ile-de-France.

Finally, the operations carried out in the provinces are often proposed by historical promoters, less inclined to change their financing methods.

Proof of the confidence of individuals in the system, the average entry ticket, at the national level, has almost tripled in one year, from 1,581 euros in 2019 to 4,711 euros in 2020. And if we look in detail , we see that two departments have attracted many investors: Paris and Hauts-de-Seine.

The first went from 74 million euros of projects financed to 137 million euros between 2019 and 2020 and the second, from 16 million euros to 35 million euros over the same period.

The entrepreneur conducts four to five operations per year.

“We are a family business,” he explains.

Without this contribution of money, we could only set up three projects.

“His company only launches programs in Ile-de-France.

“This territory is so dynamic in terms of housing and offices that the risks are particularly limited,” he reassures.

And when we launch the fundraising campaign, the studies are finished, the building permits issued and the banks have given the green light.

Despite the health crisis, the future does not look bleak for crowdfunding.

“All the projects will come to an end in Ile-de-France because they are well sized,” says Jérémie Benmoussa.

For some, a committee of experts selects those who seem to them the most profitable.

He estimates that he has invested 10,000 euros to 12,000 euros in two years and earned nearly 1,000 euros.
