An average of 13 rooms is three times more than residential condominiums

The Hong Kong Sheng Kung Hui Lady MacLehose Centre and the Kwai Tsing District Council Interim Housing and Subdivided Housing Affairs Working Group used questionnaires to interview 104 households in industrial buildings between December last year and January this year, and successfully obtained 80 valid questionnaires .

The survey found that the average number of compartments in the interviewed industrial building households was 13.2, and the highest number of compartments was 90 rooms in one industrial unit, which was much higher than the 3.5 in general private housing units.

In addition, 23.75% of the industrial building residents interviewed had experienced forced evictions due to enforcement actions by the Buildings Department or the owners. That is, one out of every four industrial building residents had faced forced evictions.

Average rent of 21 yuan per square foot, 2 people per household

According to the survey, the median monthly rent for industrial households is RMB 4,250, while the median rent per square foot is 200 square feet, or RMB 21.25 per square foot. The median monthly rent for households in general subdivided houses is RMB 4,500. .

Calculated by the median, the average rent per square foot of sub-divided units is $41.8, which is much higher than the monthly rent per square foot of industrial tenants.

And the median monthly income of industrial households is 9,000 yuan, that is, rent accounts for almost half of their income.

Relocation allowance information lacks transparency and strict application qualifications

At present, the government provides relocation allowances to residents of illegal residential premises who have moved out of industrial buildings due to the enforcement actions of the Buildings Department. However, organizations pointed out that many industrial building residents said that the relocation allowance lacked information transparency and it was difficult to obtain detailed information about the relocation allowance, such as applying Qualifications, channels and methods, etc.; on the other hand, the qualifications for granting applications are strict.

They suggested that the eligibility for relocation allowance should be relaxed and the amount of allowance should be increased, and households in industrial buildings should be included as one of the beneficiaries of rent allowance.

Wang Fuya, department director of the Lady MacLehose Centre of Hong Kong Sheng Kung Hui, said that the interviewed industrial building households as a whole are faced with high rent burdens, unsuitable living conditions and potential forced evictions. It is recommended that the government should include the sub-units of the industrial building in the sub-rental. The scope of service control shall be covered, and regulations on the control of sub-house rental shall be formulated as soon as possible.

They suggested that the government should relax the eligibility for this relocation allowance and increase the allowance.
