Real estate: cheap houses in Villiers-le-Bel are popular

Prices that defy all competition

"A household with three or four children, which has a monthly tax income of around 3000 or 3500 euros, without contribution, can realize its dream of buying in Villiers-le-Bel rather than paying a rent of 1000 or 1200 euros" , indicates Philippe Diril, of the agency Visa Espace Immobilier.

Patricia Cohen, from the Stéphane Plaza agency, confirms: “Those who cannot buy in Gonesse or Arnouville go to Villiers-le-Bel.

There are also people who want to stay in Villiers-le-Bel and realize that they can become homeowners with a loan of 1100 or 1200 euros, instead of a rent of 900 euros for an F4 ”.

In 2020, Philippe Diril sold around ten houses for an average of 255,000 euros, with renovation work.

“At the beginning of January, we sold this house of 112 m2 and 600 m2 of land, for 250,000 euros, rue Docteur-Rampon.

It would have cost 320,000 euros to Domont ”, he estimates.

A little further, he points to a large detached house of 127 m2 and 500 m2 of land, which found a taker at 360,000 euros, against 470,000 euros according to him if it had been in Domont.

Philippe Diril has other explanations for this attraction for Villiers-le-Bel.

At 300,000 euros, we only sell in highly sought-after areas, close to the Écouen forest, or in Les Charmettes, towards the train station, ”explains the Stéphane Plaza agency.

According to Visa Espace Immobilier, the community aspect also plays a big role in the choice of Villiers-le-Bel.

"A Turkish or Pakistani family will prefer to get closer to its relatives, places of worship, specialized food stores", one explains.

Jean-Louis Marsac agrees: “The community aspect must play a role.

People tell us that they came here for their family or the mosque.

Houses attract more than apartments

Among the buyers, a certain number also already lived in the town or in Sarcelles, its neighbor, in the rental park.

“They also come from North Paris, the 18th, 19th and 20th arrondissements and all of Seine-Saint-Denis,” adds Richard Clasen, from the Visa Espace Immobilier agency.

As for the sellers, they are most often elderly people, who leave the Paris region after the departure of their children.

“Buying an F5 or F6 apartment scares a large family because the charges are very high.

Accommodation in Puits-la-Marlière will sell for 155,000 euros, but with 300 euros in monthly charges.

People prefer to spend a little more for a house but be independent and pay only for what they use.

In condominiums, they have the impression of being robbed, ”assures Philippe Diril.

"Prices will increase even more and very quickly"

These families are turning to houses in the old, taking advantage of a zero rate loan, to which they are eligible.

“In new buildings, an 85 m2 apartment can cost up to 280,000 euros, it's more expensive,” says the professional.

In Garges, most of the time, houses are sold directly between owners.

In Gonesse, while waiting for the project on the triangle, some people buy cheap now to make a capital gain later.

“As in all inexpensive suburbs, prices will increase even more and very quickly, predicts Patricia Cohen.

In any case, families don't have much choice if they want to buy while staying in Paris, unless they go to the Oise and change jobs ”.
