Which city is number 1 in the sale of apartments and why and how did the corona not affect the real estate industry at all, which turned out to be stronger than ever.

By then, the chief economist at the Ministry of Finance had already announced that this year a record 20-year apartment sales had been recorded, and now the CBS is reinforcing additional data that unequivocally states that the corona did not touch the housing world, but rather - contrary to all expectations - strengthened it with a host of deals.

The leading city in the sale of new apartments is Ashkelon.

In general, about a third of all new apartments sold are concentrated in localities: Ashkelon, Tel Aviv-Yafo, Beit Shemesh, Rishon Lezion, Jerusalem, Netanya and Ramat Gan.

The localities in which more than 2,000 apartments were sold in 2020 are Ashkelon (2,612) and Tel Aviv-Yafo (2,192).

More than 1,000 apartments were sold in the following localities: Beit Shemesh (1,889), Rishon Lezion (1,787), Jerusalem (1,439), Netanya (1,394), Ramat Gan (1,371), Netivot (1,154) and Beer Sheva (1,145).

In 2020, the requested amount of new dwellings was about 52,210 dwellings, of which: about 38,320 new dwellings were sold - 73.4% of the requested quantity (according to reports to the Tax Authority, about 38,580 transactions were made).

At the end of December 2020, the number of new apartments left for sale was 38,430 apartments.

Roni Mizrahi, President of the Chamber of Contractors and owners of the "Mizrahi & Sons" group: "You need to know an account at the third grade level to understand the magnitude of the crisis: this year there were a total of 43 construction starts and a total of 26,000 RMI approvals for future construction.

This means, in other words, that the existing stock of flats is simply depleted and will take a good few years, if at all, to catch up with the huge gap created between the sparse supply and the boiling demand and especially in the demand area.

My assessment: an unprecedented price increase in the coming year! "

Erez Cohen, appraiser and jurist, former chairman of the Real Estate Appraisers' Chamber: The mortgages taken out and the average amount of mortgages that reached NIS 900,000, an increase of tens of percent in just one year. "

Haim Karadi, CEO of Praszkowski Yanivim, explains that the residential industry was not affected by the Corona crisis and that sales increased in the third and fourth quarters of the year. This was reflected in both the first-hand and second-hand markets. For the average Israeli wants an apartment at any price.

Also, the stock of apartments in the market shrank as the year was characterized by a 50% decline in construction starts.

It seems that 2021 will also be characterized by a small number of construction starts.

The contractors' housing stock has also shrunk as a result of this situation, so it means reducing the housing stock in the market by the next twenty years.

And in my estimation this will lead to a moderate price increase throughout the year by 5%.
