This is currently the tricky situation with regard to the Vitalresort project on Stolzenbergstrasse in Schliersee.

The Planquadrat project office from Stuttgart would like to build a hotel complex there.

The community and the planners obviously want to harness the horse from different sides.

"There are no no-gos in it," says Roetzer.

Until the final version, the paper will change a couple of times from Schliersee to Stuttgart and back, then it should be ready, says the project planner.

What was still missing for the community to sign was an operator.

The municipality fears that an operator wants to tweak the concept, which would also result in changes to the development plan.

Then the municipality would have to re-drill the procedure, again amendment decision, interpretation procedure and so on.

Doubts about the consistency of the concept

And Mayor Franz Schnitzenbaumer (CSU) thinks this is quite possible.

Even if he supports the project - after all, for something like this the municipality has defended the property against all housing advances for almost 40 years - he wonders whether the project is coherent in itself.

"There are different concepts on one property," says the town hall chief.

As reported, a health center for medical treatments, natural chalets (eight rooms) for the special overnight experience at an 800 square meter pond, an organic hotel (84 beds) and a guest house (80 beds) are to be built on the site.

For the latter, the planners also explicitly have short stays, e.g. for cycling tourists, in mind.

Four-star standard with an organic focus here, a guest house for active vacationers there, and then also the health issue - for Schnitzenbaumer it seems a bit undecided.

Vitalresort: Health, joie de vivre and sustainability should play a major role.

Here, too, it looks as if the community and planners are approaching the project from different angles.

Because Roetzer's vision begins less with the target group and their luxury demands, but more with lifestyle and attitude towards life.

And here the keywords health, joie de vivre and sustainability should play a major role.

This starts with the use of locally available, natural building materials and should not stop with the appearance of the place.

The expose speaks of "authenticity, originality, originality, down-to-earthness as well as mental and physical health".

This includes the subject of nutrition (organic restaurant, cooking school) as well as mobility.

As a Schliersee vacationer for decades, he knows about the traffic load in Schliersee, says Roetzer.

Guests should therefore come to the “Vitalresort Stolzenberg am Schliersee” by public transport and use e-bikes or e-cars - or even the bus - on site.

The topic of soft tourism is paramount here, less the question of how much luxury the customers demand.

In addition, Roetzer knows from experience how difficult it is to find a place to stay in Schliersee for just one night.

Planner wants to convince the local council of the next step

So that the Schliersee local council does not have to believe its word alone, Roetzer commissioned the Munich tourism professor Jürgen Schmude to evaluate the project's chances.

In a corresponding study, he gives the Vitalresort a good chance of success.

It serves the trends towards gentle, sustainable tourism as well as the higher demand for outdoor activities.

The topic of health continues to gain importance in tourism.

Overall, the Vitalresort serves the current travel behavior of Germans very well.

At the next meeting of the municipal council, the development plan procedure is again on the agenda.

Roetzer would like to convince the committee to send the plan into the process without having an operator.

The session begins tomorrow, Tuesday at 6.30 p.m. in the Vitalwelt.
