The municipal councils have already dealt with the plans several times in the building committee, and the topic is not new in the district office either.

Objections from the authorities

Markt Murnau only granted the application its place under certain conditions.

According to the district authority, one of the most important points is “that the project (even) in its modified planning fits into the surrounding area”.

According to spokesman Stephan Scharf, the main conflict of the current building application is that the building, which has been approved by the building authorities, is to be expanded and the ridge height is no longer planned with the approved height.

Company has to reschedule

Vispiron is working on another architecture, as managing director Florian Schönberger reports.

The company had already submitted revised documents in the previous year.

“With the last architecture, we have over-planned the project with regard to ecology, thermal insulation and input, solar energy generation and land use as well as family friendliness.” The company that has implemented photovoltaic systems on the green meadow in Eschenlohe and Schöffau in recent years submitted a passive house in solid wood construction - with large sloping roofs.

"Unfortunately, the architecture application was rejected on the grounds that the ridge height of 10.3 meters no longer blends in with the uniqueness of the environment," says Schönberger regretfully.

Therefore Vispiron was forced to reschedule the property again.

The company had to return to the originally approved variant with a monopitch roof.

Consequence: “We lose 182 square meters of inclined roof area.

The PV system is reduced by 27.5 kWp.

This increases CO2 emissions by 15.4 tons per year. ”Schönberger sees it this way:“ Living space that is not created in the attic is created on the arable land.

PV systems that are not installed on pitched roofs are created on the meadow. "

Apartments and boarding units

Schönberger is planning 27 apartments of different types. Elderly-friendly units with garden compartments, but there should also be something for families, singles and young couples.

In addition, he wants to build 14 boarding house apartments.

No sale planned at the moment

Vispiron actually wanted to sell the units, but apparently they have refrained from doing so.

According to Schönberger, a sale is not planned for the time being.

“We will probably add the property to our portfolio.” The old Tengelmann store is to be demolished.

The managing director cannot estimate when the new building will start.

That depends on the approval.

41 parking spaces are planned, all of which have a charging infrastructure.

The construction costs amount to 9 million euros, the total costs to around 15 million euros.

Neighbor substation
