- The prominent construction project on the Augsburger Straße 63 site has undergone a surprising change in plan.

Instead of a generally accessible residential and business complex, the multi-storey building complex is now to be used exclusively for “senior living” in the form of 63 apartments for people around the age of 70.

Almost exactly a year ago, the city councilors on the building committee were very impressed by what the Dachau brothers Peter and Christian Schuster presented to them: With their VK Wohnbau GmbH they wanted to set a “green point” at Augsburger Straße 63 and a “striking one” Build point house “at the entrance to the village.

The brothers wanted to build a seven-storey high-rise where a petrol station and car repair shop have been standing for decades, and in the immediate vicinity of the police inspection and district office - with a green facade, an attractive forecourt and gardens facing the rear.

Property was resold

Nothing will come of these plans now.

As the building administration announced to the vacation committee, which met on Wednesday to represent the city council, the shoemakers have resold the property.

The new owner is the company group "The Flag Residential Services GmbH" based in Attendorn, North Rhine-Westphalia, which, according to its website, sees itself as a "host", guided by the "hospitality concept" and "with numerous hotels in different countries and over 2200 high quality, centrally located apartments for a modern and independent life in an urban environment ”.

From a purely structural point of view, relatively few changes have been made to the designs already presented by the shoemakers.

A seven-storey head building with a green facade, a four-storey central building adjoining it in the west and a three-storey corner building are to be created.

There should also be an underground car park, which can be entered via Augsburger Straße.

The use of the complex is completely different from the original plans: Instead of apartments that are generally accessible, there will now only be rental apartments for “seniors with an average age of 70”.

The residents of these approximately 65 apartments can also make use of services;

An external care provider is available for medical and nursing care.

According to the client, the apartments are to be built as one- and two-room apartments and furnished with a kitchen;

In addition, common areas, a multifunctional room and a public green area are planned.

Due to the size of the complex, the investor also undertakes to offer a “percentage of the newly created living space” in accordance with the Dachau principles of building land development “below the local prices”.

The rollator room in the underground car park is to be "generously designed" - at the expense of the parking spaces.

The builder believes that motor vehicles “only play a subordinate role at this age”.

Despite all the enthusiasm for the project, traffic officer Volker C. Koch (SPD) could not do much with this argument, which is why he asked for the access to the underground car park to be regulated according to age and therefore not via the busy Augsburger Straße.

Gertrud Schmidt-Podolsky (CSU) was of the opinion that the new use was good and would “be very well received” - after all, not every pensioner could “afford an expensive pen or go shopping somewhere”.

Only with regard to the architecture, especially the seven-story tower, Schmidt-Podolsky saw material for discussion due to the “certain novelty”.

Jürgen Seidl (FDP), who, unlike the rest of the body, did not want to agree to the plans, also saw him.

In addition to the development in height, he also pointed out that the location of the senior citizens' housing complex was "not the very best": "Doctors and shops are far away, that is on the outskirts of the city."

In the end, Thomas Kreß (Greens) also found that, in view of the fact that there will also be senior citizens 'apartments on the more central MD site in the future, another use would be more suitable for the property on Augsburger Strasse: Instead of senior citizens' apartments he would have “inexpensive Apartments for young families ”found better.
